Berkadia announced Oct. 20 that it closed the sale of the Southern Bloom Portfolio, a group of three senior living communities in Georgia and Florida. The 177-unit portfolio consists of Benton House assisted living and memory care communities in Grayson and Woodstock, Georgia, and Clermont, Florida.

Senior Managing Directors Ross Sanders, Dave Fasano, Cody Tremper and Mike Garbers of Berkadia Seniors Housing & Healthcare closed the transaction on behalf of the seller, the firm said. A national owner/operator purchased the properties and will operate the communities going forward.

Southern Bloom Portfolio Details

The portfolio includes Benton House of Grayson in Grayson, Georgia; Benton House of Woodstock in Woodstock, Georgia; and Benton House of Clermont in Clermont, Florida. Together, the communities contain 128 assisted living units and 49 memory care units, according to Berkadia.

The properties are located at 2270 Loganville Hwy in Grayson, 3385 Trickum Road in Woodstock, and 16401 Good Hearth Blvd. in Clermont. Berkadia described the locations as high-growth submarkets in the Atlanta and Orlando areas.

The communities were built between 2013 and 2015. Amenities include family-style dining rooms, private dining rooms, beauty and barber salons, media centers, country kitchens, courtyards and common areas. Resident programming includes daily fitness opportunities, educational seminars, spiritual services and lifestyle activities, the firm said.

The locations provide access to neighborhood retail, dining and healthcare providers, as well as the broader amenities of Gwinnett and Cherokee counties in Georgia and Lake County in Central Florida.

Berkadia Seniors Housing & Healthcare

Berkadia's Seniors Housing & Healthcare group works across active adult, independent living, assisted living, memory care and skilled nursing projects. The group offers advisory, underwriting and loan origination services, along with products including FHA, Fannie Mae, Freddie Mac, Life Company and proprietary bridge lending, as well as capital markets advisory services, according to the firm.

Senior Housing Investment Market Context

The sale comes as senior housing transaction activity has increased. More than 300 U.S. seniors housing transactions closed in the first half of 2026, up more than 40% from the first half of 2025, and annual volume was projected to exceed 2025 levels by nearly 20%. Average cap rates were approximately 7.2% in the second quarter, and average pricing exceeded $250,000 per unit.

The Southeast has been among the most active regions. Rolling four-quarter senior housing transaction volume there was approximately $1.7 billion, the highest among U.S. regions, with average pricing of $120,945 per unit. Stabilized Class A assisted living cap rates in the Southeast were estimated at 6.5% to 7.5%, while Georgia's range was wider at 7.0% to 8.5%.

Operating fundamentals have also strengthened. Occupancy in primary markets has risen above 90%, and fewer than 16,000 units were under construction nationally as of the second quarter of 2026. Net absorption reached 26,957 units in 2025, about 24% above the pre-2020 record, and 2025 senior housing transaction volume exceeded $15 billion, according to NIC MAP data.

Outlook

The portfolio gives the buyer assisted living and memory care communities across the Atlanta area and Central Florida under a single transaction. Florida remains among the markets drawing strong investor interest, and competition for assets has pushed some buyers toward secondary and tertiary locations.
