King Street Properties Signs 42,000 Square Foot Lease with Terrestrial Bio at Allston Labworks Life Science Campus

King Street Properties has signed a 42,000 square foot lease with Terrestrial Bio, Inc. at 250 Western Avenue, part of the Allston Labworks mixed-use life science campus in Boston, the firm announced March 30, 2026. The agreement brings a biotech company focused on needle-free therapeutic delivery to one of Boston's emerging life science corridors.

Terrestrial Bio is developing microarray patch (MAP) technology designed to deliver therapeutics — including GLP-1 therapies — without needles or refrigeration. The company's platform aims to expand access to vaccines and treatments by offering an alternative to traditional injections that can be administered outside clinical settings.

Custom GMP Facility Planned for Terrestrial Bio

As part of the lease agreement, King Street Properties will complete a custom-built Good Manufacturing Practice (GMP) facility for Terrestrial Bio at the 250 Western Avenue building. The space is intended to support automated, scaled production of the company's microarray patches for clinical development and commercial entry.

Allston Labworks: A Mixed-Use Life Science Real Estate Development

Allston Labworks is a mixed-use real estate development located along the Western Avenue corridor in the Allston neighborhood of Boston, adjacent to major research universities. The campus includes more than 500,000 square feet of life science and office space, 35 residential apartments, more than 20,000 square feet of retail, and over one acre of publicly accessible open space.

King Street Properties has reported strong retail leasing activity at the campus, securing five leases totaling more than 20,000 square feet of retail space over the past year. Retail tenants include FiDO, described as a New York-style pizza restaurant and cocktail bar operated by Traveler Street Hospitality; Molly's Bookstore, an independent bookseller; and Park Bagelry, a new concept by Tiny Engine Collective. Non-profit BioBuilder, which focuses on life science training for local high school students and teachers, also occupies space at the campus, as does Alchemy Station, a women-owned art consulting firm and creative studio.

Brokerage and Transaction Details

The 42,000 square foot lease transaction was brokered by Ted Lyon, Christopher Walsh, and Steven Pesapane of Cushman & Wakefield on behalf of ownership. Paul Delaney, John Coakley, and Carter Sweabe of Cressa represented Terrestrial Bio in the transaction. No financial terms of the lease were disclosed.
