Lendlease Named Preferred Developer for South Brisbane Riverfront Mixed-Use Precinct
Lendlease has been selected as the Queensland Government's preferred master development partner to redevelop the former Visy site in South Brisbane into a large-scale mixed-use riverfront precinct, the company announced June 25, 2026.
Located between South Bank and West End, approximately 1.3 kilometres from the Brisbane central business district, the site spans more than seven hectares and represents one of Brisbane's last remaining industrial riverfront sites.
Project Scope and Delivery Timeline
The precinct is planned to include more than 4,000 homes alongside a network of riverfront promenades, boardwalks, plazas, amphitheatre-style spaces, parkland, and shared pedestrian and cycling routes.
Early works are targeted to commence in April 2027, with the first homes and key public spaces planned for delivery ahead of the Brisbane 2032 Olympic and Paralympic Games.
No purchase price, land value, or financing terms were disclosed in the announcement. Details including final unit mix, tower heights, staging details, and a confirmed delivery schedule were not included in the announcement.
Economic and Employment Projections
The project is expected to support more than 3,000 jobs across planning, construction, and ongoing operations, according to the announcement. Lendlease described the development as an urban regeneration opportunity with long-term economic, social, and environmental outcomes for Queensland.
Lendlease has operated in Queensland for more than 70 years and cited a track record of partnering with government entities on large-scale urban regeneration projects.
"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much needed homes, and create long term legacy," said Claire Johnston, CEO Development at Lendlease.
"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come," Johnston added. "This is exactly the type of large-scale, city-shaping development that will provide lasting benefits for Queensland, bringing together housing, jobs and world-class public spaces."
Next Steps
With early works targeted for April 2027, the immediate period ahead will focus on the progression of the development in partnership with the Queensland Government. The project's first stage is expected to establish residential and public space components ahead of the 2032 Games.
No street address for the former Visy site was included in the announcement. The site is identified by its former industrial use and its riverfront location near South Bank and West End.
