Link Logistics Acquires 697,276-Square-Foot Gateway Infill Growth Portfolio in Dallas-Fort Worth and Atlanta

Link Logistics has acquired the Gateway Infill Growth Portfolio, a four-building industrial collection totaling 697,276 square feet spread across the Dallas-Fort Worth and Atlanta metropolitan areas, the company announced Sept. 17, 2026. JLL represented the seller in the transaction.
The portfolio adds four last-mile distribution assets to Link Logistics' existing footprint in two of its core logistics markets. Three properties are located in Dallas-Fort Worth and one is situated along Atlanta's Northeast I-85 corridor.
Portfolio Properties and Specifications
The largest asset in the portfolio is 2800 Valley View Lane in Irving, Texas, a 294,795-square-foot warehouse in the DFW Airport submarket. Built in 2018, the rear-load facility features 32-foot clear height, 62 dock doors, two grade-level doors, a 185-foot truck court, ESFR sprinkler system, 194 car parking spaces and 72 trailer stalls. The building sits on approximately 7.52 acres and carries a 54-by-50-foot column spacing with a 60-foot speed bay.
The second Dallas-Fort Worth asset, 1002 Avenue T in Grand Prairie, Texas, contributes 100,868 square feet within the Upper Great Southwest submarket, a well-established infill distribution hub positioned between Dallas and Fort Worth.
The third Texas property, 1920 Hutton Court in Farmers Branch, adds 52,613 square feet in the Valwood submarket. Known as Hutton Court Commerce Center, the single-story building was constructed in 2001 and sits on 3.75 acres. It features 20-foot clear height, 11 exterior dock doors, three levelers, two drive-in bays and 220 parking spaces. The multi-tenant configuration includes a mix of warehouse and office space.
The Atlanta asset, 1075 Satellite Boulevard in Suwanee, Georgia, accounts for 249,000 square feet and is located along the Northeast I-85 corridor.
Strategic Rationale

Link Logistics holds more than 34 million square feet in Dallas-Fort Worth and more than 38 million square feet in Atlanta, according to the company.

Market Context
The four assets span submarkets that have historically attracted last-mile and distribution tenants seeking proximity to dense population centers and major highway and airport infrastructure. The DFW Airport and Upper Great Southwest submarkets in Dallas-Fort Worth, along with the Valwood submarket in Farmers Branch, represent established infill corridors within one of the country's largest industrial markets. Atlanta's Northeast I-85 corridor similarly serves as a key logistics artery connecting the metro's northern suburbs to the broader regional distribution network.
The portfolio's vintage range — from a 2001-built multi-tenant building in Valwood to a 2018-constructed warehouse in Irving — reflects a mix of asset ages across the four properties.
