FALLS CHURCH, Va. — 1788 Holdings, LLC has hired Lisa Goodwin as Principal, giving the Northern Virginia-based industrial investment firm a dedicated executive to build an institutional capital platform as the broader U.S. industrial market moves through a period of selective recovery.

The appointment, announced Sept. 10, 2026, tasks Goodwin with setting the strategic direction of the firm's institutional investment platform, overseeing capital raising, and cultivating relationships with investors, brokers and property owners seeking exposure to mid-size industrial projects in primary and secondary markets.

Platform Expansion Beyond High-Net-Worth Investors

1788 Holdings has historically funded acquisitions through a proprietary high-net-worth investor syndicate that largely capped purchases at assets priced at $20 million and below. The firm's new strategy calls for pairing larger institutional capital partners with business plans similar to those 1788 Holdings has previously executed, enabling the firm to pursue larger asset sizes and transaction denominations that were previously out of reach.

"This pivot will enable me to focus on an untapped segment of the market for 1788 Holdings, and our core team is completely capable of supporting both platforms comfortably," Goodwin said.

The firm said it intends to maintain its existing private-investor platform alongside the new institutional channel. Goodwin will have direct oversight of capital raising and value creation activities related to overall portfolio performance, including establishing and strengthening relationships across the commercial real estate brokerage community and capital markets sector.

A Value-Add Focus on Industrial and IOS Properties

1788 Holdings focuses on the identification, acquisition, asset management oversight and repositioning of industrial/warehouse and Industrial Outside Storage (IOS) properties in primary and secondary markets nationwide. The firm currently owns and manages approximately 40 assets across 13 states, totaling more than two million square feet of space — including 88 IOS acres — with a portfolio value exceeding $250 million.

The firm's stated approach targets properties that are mis-marketed, under-leased, under-managed or under-invested, then applies redevelopment and repositioning strategies to unlock value for investor partners.

"The company consistently demonstrates the ability to acquire assets that need redevelopment or repositioning strategies, due to being mis-marketed, under-leased, under-managed, or under-invested, and to then employ tactics that unlock value to benefit its investor partners," Goodwin said. "We see a long runway ahead, and intend to remain aggressive in our approach to attract capital to fuel our future acquisition pipeline."

IOS properties — land used for outdoor storage of equipment, vehicles, building materials, containers and other goods — have attracted growing institutional attention in recent years. Stabilized IOS assets have traded at cap rates of approximately 6.00% to 6.75% in primary markets and 6.75% to 7.75% in secondary markets, representing a roughly 50- to 100-basis-point premium to traditional warehouse assets. That premium reflects risks including zoning, permitting, environmental conditions and operating complexity, but also offers differentiated yield exposure for investors seeking alternatives to core logistics real estate.

Goodwin's Background Spans Development, Leasing and Operations

Goodwin brings 30 years of commercial real estate experience to the role, with a background that spans capital deployment, development and property-level operations.

She spent the last nine years as Senior Vice President, Development at MRP Industrial, a Maryland-based commercial real estate development and investment company, where she assisted in acquiring multiple land sites in Maryland, Pennsylvania and Virginia and was responsible for leasing nearly nine million square feet of space across the company's development portfolio.

Prior to MRP Industrial, Goodwin spent nearly 10 years at Liberty Property Trust (NYSE: LRY) as Vice President overseeing all development, acquisitions, leasing, and asset and property management functions for the company's Maryland regional office, including the development of nearly two million square feet of space. She also held asset management roles at New Boston Fund and Archon Group.

"Joining the 1788 Holdings team provides the perfect opportunity to leverage the extensive business and real estate relationships I have established, work with an entrepreneurial-driven team, and help identify emerging opportunities which provide undeniable value to our investors," Goodwin said.

Market Conditions Create Both Opportunity and Execution Risk

Goodwin's appointment comes as the U.S. industrial market transitions from the post-pandemic supply surge toward a more selective environment. National industrial vacancy stood at approximately 6.8% in the second quarter of 2026, a 60-basis-point quarterly improvement, while Class A warehouses larger than one million square feet registered 5.8% vacancy. Year-over-year rent growth has slowed materially as new construction deliveries outpaced leasing in some markets, giving tenants greater negotiating leverage — particularly for large blocks, older buildings or locations with competing new supply.

Industrial investment sales volume reached nearly $20 billion in the first quarter of 2026, a level surpassed only three times before 2020. Cap rates for stabilized multi-tenant warehouses priced above $10 million had expanded roughly 150 basis points from their 2021 lows, generally settling in the mid-5% to 6% range — a repricing that may improve going-in yields for value-add buyers able to fund capital improvements and support properties through lease-up.

Approximately 276 million square feet of industrial space was under construction nationally in the second quarter of 2026, up 9.2% year over year, though the development pipeline was showing signs of moderation from peak levels. Continued deliveries may pressure rents and occupancy in some large-box markets, while constrained land availability and zoning restrictions may offer more protection for smaller infill industrial and IOS locations — the segment where 1788 Holdings concentrates its activity.

Founded in 2010, 1788 Holdings reports more than $250 million of assets under management and describes its capabilities as spanning deal sourcing, underwriting, financing, asset management and disposition.
