NORMAN, Okla. — Trinitas Ventures, a Carmel, Indiana-based real estate firm, held a groundbreaking ceremony for Atmosphere Norman, a purpose-built student housing community at 310 E. Boyd Street near the University of Oklahoma campus. The seven-story development will include 209 units and 677 beds and is scheduled for delivery in Summer 2028, the firm announced.

The ceremony brought together Trinitas Ventures team members and project partners to mark the advancement of the project to construction, according to the company.

Atmosphere Norman Project Details

Atmosphere Norman will replace the existing Ray Apartments, a complex that includes 64 units, on a site of about 2.55 acres at the southwest corner of Boyd Street and the BNSF railroad corridor. The new building will rise seven stories and offer studio, one-, two-, three-, four- and five-bedroom floor plans.

Amenities will include more than 13,700 square feet of indoor space for fitness and social uses, two elevated courtyards and a resort-style pool. Two levels of integrated podium parking will provide 265 spaces.

The 677 beds across 209 units work out to roughly 3.24 beds per unit, consistent with the shared-apartment, bedroom-by-bedroom leasing model common in student housing. On the 2.55-acre site, the plan implies about 266 beds per acre, subject to the final surveyed site area.

The location is within a seven-minute walk of Campus Corner and provides access to the Michael F. Price College of Business, Gallogly College of Engineering, Oklahoma Memorial Union and Gaylord Family-Oklahoma Memorial Stadium.

Leadership Comments

"Breaking ground on Atmosphere Norman represents more than the start of construction. It reflects our ability to identify a meaningful need, develop the right plan for the site and bring together the people required to execute it," said Loren King, CEO and co-founder of Trinitas Ventures. "This community will add much-needed housing near the University of Oklahoma while contributing to the continued growth and energy of Norman."

Frank Rocchio, vice president of development operations at Trinitas Ventures, said: "A successful construction start is built on hundreds of decisions made long before work becomes visible on the site. Our team and project partners have approached those decisions with discipline and a shared commitment to the vision for Atmosphere Norman. We are now focused on carrying that same level of coordination and accountability through delivery."

Enrollment Growth and Housing Demand Near OU

Atmosphere Norman will be the first new institutional student housing community developed near the University of Oklahoma campus in almost a decade, according to Trinitas Ventures. The university's Norman campus enrolled a record 32,662 students in fall 2025, its fifth consecutive year of record enrollment. OU's 2025–26 Common Data Set also reports 6,229 first-time, first-year enrollees.

Housing demand has also risen. Trinitas Ventures said more than 900 students were on the waitlist for OU's Traditions Square apartments as of early 2026. OU's upperclass housing process places applicants on a waitlist, with contract offers dependent on available inventory and projected enrollment.

Part of a Broader Trinitas Ventures Pipeline

Atmosphere Norman is one of three communities in a joint venture between Starwood Capital Group and Trinitas Ventures totaling 2,046 beds. The other two are Atmosphere Pittsburgh, with 672 beds at 217 Halket St., and Atmosphere on Mifflin, with 697 beds at 619 W. Mifflin St. in Madison, Wis. All three are scheduled for summer 2028 delivery, spanning the University of Oklahoma, Carnegie Mellon University and University of Wisconsin–Madison markets.

Atmosphere Norman draws on Trinitas Ventures' integrated investment, development, construction and property management platform. The firm said the project builds on more than two decades of experience developing and operating residential communities in university markets nationwide.

Trinitas Ventures specializes in the investment, development, construction, management and acquisition of residential communities. The company said it has developed nearly $3 billion in residential communities nationwide, with a current pipeline of projects valued at over $1 billion.

Outlook

With construction now under way, Atmosphere Norman is set to add 677 beds of purpose-built housing within walking distance of the University of Oklahoma campus when it opens in Summer 2028. The project increases housing capacity on the site well beyond that of the Ray Apartments it replaces, and it comes as the university continues to report record enrollment.
