M7 Real Estate Signs Two Industrial Leases at Airlink Park in Saint-Witz, Achieving 35% Pre-Let Rate Ahead of June Delivery

M7 Real Estate has signed two long-term leases at its Airlink Park multi-let industrial and logistics asset in Saint-Witz, France, securing 8,094 sq m of warehouse space ahead of the property's full delivery scheduled for June 2026, the firm announced May 18.
The transactions bring the 38,838 sq m scheme to a 35% pre-letting rate and come as the asset undergoes a comprehensive refurbishment program targeting modern logistics requirements and improved environmental performance.
Tenants and Lease Terms
European logistics operator Challenge Intercontinental Express has leased 4,034 sq m at Airlink Park, which the company will use as one of its strategic logistics sites for the storage and distribution of customers' goods. The neighboring unit of 4,060 sq m has been leased by Fuxin Group, a Chinese logistics company, to provide additional storage capacity in support of its expanding business. Financial terms of the leases were not disclosed.
Location and Asset Specifications
Airlink Park is situated in Saint-Witz, adjacent to the A1 motorway and in proximity to Paris Charles de Gaulle Airport. According to M7, the asset's location enables efficient access to major logistics routes.
The property features a dock door ratio of four per 1,000 sq m. With approximately 30,744 sq m remaining to be leased ahead of the June delivery, M7 stated it is continuing to market the available space to prospective occupiers.
Refurbishment and ESG Upgrades
The refurbishment program at Airlink Park is designed to meet modern logistics requirements and strong ESG performance. M7 aims to secure a BREEAM 'Very Good' certification for the asset upon completion. Planned sustainability features include electric vehicle charging infrastructure, individual electrical metering for each unit, and an advanced Building Management System to allow occupiers to monitor and optimize their energy consumption.
"The signing of these two leases ahead of completion, demonstrates the strength of our refurbishment project and the attractiveness of the Saint-Witz asset. The asset has seen strong interest from leading international logistics operators and we remain focused on leasing the remaining space," said Kahina Achour-Tani, Senior Asset Manager at M7 Real Estate.
ESCIP Platform and Institutional Ownership
The Saint-Witz asset forms part of the European Supply Chain Income Partnership, known as ESCIP, a joint venture fund backed by AustralianSuper and Oxford Properties Group. M7 Real Estate serves as the asset manager for the platform.
