Urban Partners Sells 4-Asset Norway Logistics Portfolio to KLP Eiendom for NOK 1.8 Billion

Urban Partners has divested a portfolio of four newly built logistics properties in Vestby and Moss, outside Oslo, to KLP Eiendom for NOK 1.8 billion, the firm announced June 15. The transaction, which encompasses approximately 98,000 square meters of modern logistics space, is described by Urban Partners as the largest logistics transaction in Norway this year.
Portfolio Overview and Asset Details
The four-property portfolio is positioned across two of Norway's logistics hubs along the south axis of Oslo. The assets include Toveien 19 (30,000 sqm), Toveien 21 (27,600 sqm), and Stormåsan 42 (17,800 sqm) in Vestby, as well as Vestre Vanemvei 51 (22,300 sqm) in Moss. Both municipalities sit along the E6 motorway, the main transport corridor connecting Norway with the broader Nordic and European markets.
All four properties are fully leased to a diversified tenant base that includes Schibsted, NTEX, H&M, and Vinhuset. The portfolio carries a weighted average unexpired lease term of approximately seven years. Urban Partners developed the assets over the last four years, and each property holds energy performance certificate ratings, BREEAM certifications, and solar panel installations.
Transaction Rationale and Quotes
"We are pleased to complete the sale of this portfolio to KLP Eiendom," said Jens Petter Hagen, Partner and Head of Urban Partners Norway. "The assets reflect Urban Partners' strategy of developing modern, future-proof logistics properties in strong locations for high-quality tenants. The strong interest throughout the process underlines the continued demand for well-located logistics assets with a resilient tenant base and long lease terms. We are delighted that the portfolio will be owned by KLP Eiendom, a well-respected Norwegian institution with a strong long-term track record."
KLP Eiendom's Investment Director, Tov Sønsterud, said the acquisition strengthens the firm's position in the logistics segment. "With a strategic location and efficient distribution capabilities both nationally and internationally, we believe this represents a solid investment for our owners in the municipal and healthcare sector in Norway," Sønsterud said.

Colliers acted as sell-side advisor to Urban Partners in the transaction. Wikborg Rein served as legal advisor to Urban Partners. No financing details or advisor information for KLP Eiendom were disclosed in the announcement.
