AVONDALE, Ariz. — Marcus & Millichap has brokered the $5.85 million sale of a Super Star Car Wash property in Avondale, Arizona, the firm announced Aug. 6, 2026. The transaction marks the Phoenix-based team's fifth car wash deal in Arizona this year, underscoring sustained investor appetite for net-leased service properties in the state.
Deal Details: Net-Leased Car Wash Changes Hands at $502 Per Square Foot
The property, located at 1607 N. Dysart Rd. in Avondale, encompasses 11,662 square feet on a 2.13-acre site and was built in 2022. At the $5.85 million sale price, the transaction implies a per-square-foot value of approximately $502. The asset is occupied by Super Star Car Wash, which operates roughly 118 locations across Arizona, California, Colorado and Texas.
The seller was a living trust. The buyer, an Arizona limited liability company, has indicated plans to continue operating the property as a car wash facility, characterizing the deal as an income-property acquisition rather than a use conversion.
Zack House, senior managing director investments, along with Mark Ruble and Chris Lind, investment specialists in Marcus & Millichap's Phoenix office, exclusively marketed the property on behalf of the seller and procured the buyer.
"This marks our team's fifth car wash transaction in Arizona this year," House said. "We've stayed busy in this sector because buyers continue to recognize the value of well-located, professionally operated car wash properties."
Car Wash Assets Draw Continued Investor Interest
The Avondale transaction reflects a broader pattern in commercial real estate investing, where single-tenant, service-based properties with stable income profiles have attracted capital as other property types face uneven fundamentals. The national commercial vacancy rate reached 14.1 percent in March 2025, driven by continued negative absorption and 24.5 million square feet of new supply deliveries, with office remaining among the most stressed sectors.
Against that backdrop, newer-vintage, net-leased car wash properties have drawn attention from private and regional capital. The Avondale asset combines a 2022 construction date, a regionally scaled operator, and a continued-use plan by the buyer — characteristics that tend to support underwriting confidence in single-tenant acquisitions. The buyer in this case is an Arizona LLC, consistent with the local and regional private capital that commonly participates in smaller-ticket single-tenant deals.
