Marcus & Millichap has brokered the sale of a three-property self-storage portfolio in southeastern Wisconsin, the firm announced Sept. 3, 2026. The Storage Authority portfolio spans 861 units and approximately 133,200 net rentable square feet across facilities in Union Grove and Kansasville, making it one of the largest self-storage transactions in Wisconsin by net rentable square feet recorded so far in 2026.

Portfolio Properties and Transaction Details

The portfolio comprises three Storage Authority facilities: 19031 Spring St. in Union Grove, 20915 Durand Ave. in Union Grove, and 22841 Durand Ave. in Kansasville.

Storage Authority operates the facilities with 24/7 gated access and surveillance across its Union Grove and Kansasville locations. The Union Grove facility at 19031 Spring St. offers units ranging from 50 to 300 square feet.

The seller was a local ownership group. The buyer was a national real estate investment firm.

Sean Delaney and Jon Silvers, investment specialists in Marcus & Millichap's Chicago Oak Brook office, marketed the portfolio on behalf of the seller and procured the buyer.

"Institutional-quality, larger-scale self-storage assets and portfolios continue to command premium pricing throughout Wisconsin and the broader Midwest."

The transaction reflects broader dynamics in the self-storage investment market, where buyers have increasingly sought multi-property platforms that offer operating leverage, branding continuity, and management efficiency. A portfolio disposition of this size allows a buyer to acquire a ready-made operating cluster rather than a single isolated facility, a structure that has drawn institutional capital to secondary and suburban Midwest submarkets.

Marcus & Millichap's own transaction data underscores the improved deal environment in 2026. The firm reported second-quarter 2026 revenue of approximately $202.9 million, up 17.8% year over year, with 1,530 brokerage transactions and $9.5 billion in brokerage sales volume during the quarter. For the first half of 2026, the company recorded $26.2 billion in total sales volume across 4,328 transactions, including $17.4 billion in real estate brokerage volume.
