Marcus Partners has acquired 6 Industrial Way, a 155,000-square-foot warehouse and distribution facility in Salem, New Hampshire, the Boston-based real estate investment, management, and development firm announced Aug. 6.
The property was sourced off-market in what Marcus Partners describes as a supply-constrained submarket. The acquisition expands the firm's existing presence in Southern New Hampshire, a region the company has identified as a priority for continued growth.
Property Details and Specifications
Built in 2023, 6 Industrial Way sits on a 16.4-acre site approximately 0.8 miles from Interstate 93 and six minutes from the Massachusetts border. The building carries Class A specifications, including 40-foot clear height, 3,000 amps of power, an ESFR sprinkler system, and up to 28 dock-high doors.
The property is partially leased to a defense contractor headquartered in Southern New Hampshire. CBRE has been engaged to market the remaining available space.

The off-market nature of the transaction, combined with the building's partial occupancy and subdivisible floor plate, reflects conditions common to newer industrial product in tight-supply corridors near major metropolitan areas. Marcus Partners noted that Class A availabilities with direct interstate access remain scarce in the Southern New Hampshire competitive set.
