Completed in 2026, the Class-A distribution center features 40-foot clear heights, a cross-dock configuration and direct access to U.S. Route 1. The property serves as a warehousing and distribution hub supporting manufacturing operations in the Raleigh area. Eaton Corp. is the occupant of the building, which is also identified as Phase III of US 1 North Commerce Center.

Link Logistics Executives Comment on Raleigh Investment
Andrew Goodman, senior managing director, Investments, at Link Logistics, said: "We continue to see compelling opportunities in markets supported by population growth, business investment and expanding industrial demand. This property combines scale and a strategic location that complement our long-term investment approach."
Nicholas Brady, managing director, Investments, at Link Logistics, said: "The Raleigh market benefits from a diverse economic base, significant manufacturing activity and access to major transportation corridors. Those fundamentals, along with durable demand for modern distribution space, make this a strong addition to our portfolio."
Seller Representation by JLL and Summit Real Estate Group
Summit Real Estate Group and an institutional partner sold the property, with JLL representing them and arranging the sale. The facility was delivered in 2026 and was fully leased at the time of the transaction, meaning the buyer acquired an income-producing asset rather than a lease-up property.
