Marx Realty Begins Construction on 58,000-SF Retail Expansion and 4-Acre Park at Cross County Center in Yonkers

Marx Realty & Improvement Co. has begun construction on a two-building, 58,000-square-foot retail expansion at Cross County Center in Yonkers, New York, the firm announced at a Business Council of Westchester and Fordham University Real Estate Institute event on February 26, 2026. The project also encompasses a new 4-acre park and boardwalk at the 1.15 million-square-foot retail center.
Retail Expansion Details
The development calls for two new buildings to rise on the north lot of Cross County Center. A single-story structure will comprise 14,000 square feet, while a two-story building will add 44,000 square feet. According to the firm, the larger building is slated for a national apparel retailer's super flagship location. Infrastructure-related construction is currently underway. No construction cost, completion date, or financing terms were disclosed.
Marx Realty & Improvement Co. said it will also restack existing tenants to accommodate both new and existing retailers at the center.

4-Acre Park and Boardwalk to Serve as New 'Front Door'
Alongside the retail development, Marx Realty & Improvement Co. plans to construct a 4-acre green park featuring an allée of trees. The park is designed to accommodate seasonal programming, including farmers' markets, Summer Fest events, and wellness programs. An adjacent boardwalk will offer café-style seating and umbrella-shaded areas.
The firm described the park as intended to serve as the new "front door" to Cross County Center, providing a community gathering space in addition to the retail and dining offerings already present at the property.

"Green spaces, a beautiful new park, seating areas and year-round programming provide ample opportunity to spend a day at the center."
