Meridian Group, Fenway Capital Advisors Complete Office Real Estate Acquisition of 415 Natoma Tower in San Francisco SoMa

SAN FRANCISCO — The Meridian Group and Fenway Capital Advisors announced April 13 the completion of an ownership transfer at 415 Natoma, a 25-story, 650,000-square-foot Class A office tower located in San Francisco's South of Market (SoMa) neighborhood. Financial terms of the transaction were not disclosed.

Developed in 2022 as the anchor to the 5M mixed-use district, 415 Natoma is described by the firms as the newest high-rise office building in San Francisco. The tower was designed by architecture firm Kohn Pedersen Fox (KPF) and features large, flexible floor plates and modern workplace design. The property also includes 16,000 square feet of ground-floor retail space, 27,000 square feet of outdoor terrace space, and direct access to a 0.5-acre park.
The building's combination of scale, design, and amenities positions it as what the firms describe as a platform for "next-generation office users" seeking best-in-class workplace environments.
Co-GP Partnership Structure and Strategic Positioning
The Meridian Group and Fenway Capital Advisors are entering the deal as co-GP partners. The firms stated they are in the early stages of planning and will share additional details in the coming months as their vision for the building and broader engagement with the city and surrounding neighborhood takes shape.
In their announcement, the partnership characterized the acquisition as "a unique opportunity to reimagine and activate a premier asset, while investing in San Francisco at a pivotal moment for the city's continued evolution."
