The Meridian Group Taps CBRE to Lead Leasing at 415 Natoma, San Francisco's Newest High-Rise Office Tower
CBRE has been named the exclusive office leasing and marketing agent for 415 Natoma, a 25-story, approximately 650,000-square-foot Class A office tower in San Francisco's South of Market neighborhood, the firm announced June 17. The assignment follows the property's recent acquisition by a partnership between The Meridian Group and Fenway Capital Advisors, who are pursuing a repositioning of the asset.
A Trophy Asset Relaunched
Delivered in 2022 as the office component of the 5M mixed-use development, 415 Natoma is described by CBRE as the newest high-rise office tower in San Francisco. The building features large floorplates, unobstructed views, approximately 16,000 square feet of ground-floor retail, and more than 27,000 square feet of outdoor terrace space, along with direct access to a half-acre public park.
The new ownership has already initiated plans for amenity areas and speculative floors while simultaneously fielding tenant inquiries.
CBRE's leasing team is led by Conor Famulener, along with Luke Ogelsby, Madison Dutra, and Jack Beritzhoff.

The Ownership Partnership
The Meridian Group, headquartered in Bethesda, Md., and San Francisco, is a real estate investment management and development firm that has been active across office, residential, industrial, hotel, and mixed-use property types since its founding in 1993. Fenway Capital Advisors, with offices in Dallas and Solana Beach, Calif., focuses primarily on value-add and opportunistic investments and counts more than 60 years of combined institutional real estate experience among its principals.

Repositioning Strategy
The Meridian Group and Fenway Capital Advisors have indicated that their repositioning plans extend beyond the building itself, citing an intent to "activate the building and neighborhood" as part of their broader investment thesis. The ownership's emphasis on speculative floors and amenity areas reflects an effort to reduce friction for prospective tenants during the leasing process.
CBRE, a Fortune 500 company headquartered in Dallas with more than 155,000 employees serving clients in more than 100 countries, is providing leasing and marketing services for the assignment.
