Mill Creek Residential Breaks Ground on 240-Unit Modera Allston in Boston's Lower Allston Neighborhood

Mill Creek Residential, a developer and owner-operator specializing in rental housing, today announced it has broken ground on Modera Allston, a 240-unit mid-rise multifamily community located at 250 Everett Street in Boston's Lower Allston neighborhood. First move-ins are expected in early 2028. Groundbreaking was formally announced February 18, 2026.

Project Overview and Development Details

Modera Allston will offer studio, one-, two-, and three-bedroom homes with select den layouts and private patios or balconies. The community encompasses approximately 250,000 square feet of residential space.

Location, Transit Access, and Proximity to Harvard

The 250 Everett Street site sits in Lower Allston, less than a mile south of Soldiers Field Road and with direct access to Interstate 90, the Massachusetts Turnpike, which connects the neighborhood to greater Boston. Future residents will be within walking distance of Boston Landing station on the MBTA commuter rail system.

The project is situated near Harvard University's Allston campus — which includes Harvard Business School and the Harvard Enterprise Research Campus — as well as the Charles River Reservation, a 17-mile urban preserve along the Charles River.

Amenities, Unit Features, and Sustainability Certifications

Planned community amenities include a rooftop deck, grilling area, resident clubhouse, a speakeasy-inspired lounge with a sports simulator, coworking spaces, private workstations, landscaped courtyards, a pet spa, and a fitness studio with cardio equipment. The community will also offer controlled-access garage parking with EV-charging stations, bicycle storage, and a bike repair station.

Individual homes will feature wood-style plank flooring, stainless steel appliances, quartz countertops, tile backsplash, movable kitchen islands with storage, custom soft-close cabinetry, and in-home washers and dryers. Smart home features will include smart thermostats, smart leak detection, bulk WiFi, and controlled-access guest technology. Designer bathrooms will include tile flooring, backlit mirrors, quartz countertops, custom cabinetry, and tile shower surrounds, with double vanities available in select units.

Modera Allston is being built to pursue both LEED Gold and Passive House Certifications.
