Mill Creek Residential has broken ground on Modera Neptune, a 359-unit contemporary midrise multifamily community situated at 901 N Coast Highway near the intersection of Neptune Way in Oceanside, California, the company announced March 31, 2026.

The podium-style, eight-story development will also include a horizontally integrated 62-room boutique hotel that will operate independently and without access to the residential portion of the building. First move-ins are anticipated for fall 2028.

Coastal Location and Transit Access

Modera Neptune is situated within walking distance of Strand Beach and Ocean Harbor Beach, and moments west of Interstate 5. The community carries a Walk Score of 85 and is surrounded by a range of eateries, breweries and cocktail bars. Cultural attractions nearby include the Oceanside Museum of Art, California Surf Museum and the Top Gun House.

Amtrak and COASTER commuter rail lines are available less than a mile from the property, providing access to Downtown San Diego approximately 40 minutes to the south and Downtown Los Angeles roughly two hours to the north.

Modera Neptune will offer one- and two-bedroom homes ranging from 700 to 1,451 square feet, including select den layouts and penthouse homes. Residences will feature nine-foot ceilings, oversized windows, wood-style plank flooring, stainless steel appliances, quartz countertops, tile backsplashes, movable kitchen islands, custom soft-close cabinetry, in-home washers and dryers, spacious closets, faux-wood bedroom blinds and private patios or balconies.

Designer bathrooms will include double vanities, quartz countertops, tile shower surrounds and linen closets. Smart home features will include a key fob system, controlled-access guest technology, smart thermostats and bulk WiFi. The community is pursuing NGBS Silver certification.

The development's amenity package includes a rooftop resort-style pool and deck with hot tub, a wellness spa with steam room, sauna and red light therapy room, outdoor kitchen and dining, a grilling area, fire pit, resident clubroom, game room, karaoke room, golf simulator, pool table and a club-quality fitness studio with cardio equipment, individual TVs and a yoga and Pilates studio.
