STARKVILLE, Miss. — A joint venture between an affiliate of Monument Square Investment Group and funds managed by an investment management firm has acquired The Social Block and Townhomes, a 962-bed student housing community near the Mississippi State University campus, according to an announcement dated Nov. 4, 2026.
Monument Square Investment Group Joint Venture Acquires Starkville Property
The property is located at 110 Lincoln Grn in Starkville, Miss. The buyer is a joint venture that includes an affiliate of Monument Square Investment Group, which is on the sponsor and equity side of the transaction, and funds managed by an investment management firm.
Property Details: 962 Beds Across 385 Units
The Social Block and Townhomes comprises 385 units offering 962 beds, or roughly 2.5 beds per unit. Units are configured as two- and four-bedroom apartments and townhomes. Public rental listings show representative floor plans ranging from about 829 to 1,212 square feet, including two-bedroom and four-bedroom layouts, and offer both furnished and unfurnished options.
Shared amenities include a resort-style pool, a 24-hour fitness center, a business lounge, green space and grilling stations. Marketing materials describe the community as roughly a 15-minute walk from campus, and another housing directory places it about 0.72 miles from Mississippi State University.
Advertised asking rents generally range from about $429 to $619 per person or unit-specific advertised rates, depending on floor plan, furnishing and renovation status. Those figures reflect advertised pricing and do not represent effective rents or in-place revenue.
Student Housing Market Context
The acquisition comes as national student housing fundamentals remain constructive but uneven. Preleasing across the Yardi 200 stood at 89.1% in July 2026, slightly below 89.9% a year earlier. New deliveries totaled 32,545 beds in the third quarter of 2026, up 7.7% year over year but well below the 55,685-bed peak recorded in 2016.
Transaction activity has also improved from the prior quarter. Trailing 12-month student housing transaction volume reached $1.49 billion in the second quarter of 2026, a 22% quarterly increase, though volume remained 21% below the prior-year level. National student housing capitalization rates were generally reported at 5.50% to 6.50%, depending on asset quality and location.
The Social Block competes in a Starkville market where Mississippi State students can choose among conventional apartments, purpose-built student housing and townhome-style communities. Its mix of two- and four-bedroom layouts and furnished and unfurnished options provides multiple leasing channels.
Outlook
The transaction adds a 962-bed, near-campus asset to the student housing holdings associated with Monument Square Investment Group.
