AURORA, Ill. — Continental Properties announced the grand opening of Springs at Aurora, a 320-home garden-style apartment community at the southwest corner of Orchard Road and Sullivan Road in Aurora, Illinois. The community, located at 1381 Cherry Blossom Street, offers studio, one-, two-, and three-bedroom apartment homes in Chicago's western suburbs.

Springs at Aurora: Community Design and Amenities

Springs at Aurora combines townhome-style living with rental flexibility, according to Continental Properties. The community features private ground-level entrances, attached garage options, and a neighborhood-inspired layout with open green spaces.

Amenities include a clubhouse with a coffee bar, a swimming pool with a pool deck, two pet playgrounds, and electric vehicle charging stations. The project is marketed under the Springs Apartments brand.

"There's something special about helping residents settle into a brand-new community and watching it begin to feel like a neighborhood," said Scott Stocchero, Community Manager at Springs at Aurora. "Whether it's greeting someone as they head out for the day, helping them get comfortable in their new home, or seeing neighbors connect for the first time, those everyday interactions are what make this work rewarding. Our team is excited to welcome residents and build those relationships from day one."

Location Along the I-88 Corridor

The community sits just south of Interstate 88, providing access to the greater Chicago metropolitan area and to Aurora's shopping, dining, and recreational destinations. Nearby attractions include Orchard Valley Golf Course, the Illinois Mathematics and Science Academy, Paramount Theatre, and the Fox River corridor. The Orchard Road location also offers access to grocery stores, restaurants, and other everyday services.

The opening strengthens Continental Properties' presence along the I-88 corridor, where it also operates Springs at Orchard Road. Aurora is Illinois' second-largest city.

"With Springs at Aurora, we're expanding our presence in Chicago's western suburbs while bringing more housing choices to a high-demand," said Heather Riggs, Senior Vice President of Multifamily Operations at Continental Properties. "What makes this community particularly appealing is its balance of accessibility and residential character. Residents can stay connected to the employment centers, recreation, and conveniences that make Aurora a desirable place to live while enjoying the privacy and personal service that define the Springs experience."

Development Timeline and Market Context

Continental Properties broke ground on the project in October 2025, and the community opened in 2026. The townhome-style format, with private entrances, garage options, and ground-level living, positions the community between traditional multifamily buildings and single-family rentals.

The opening comes as national apartment construction has slowed. Continental Properties reported that U.S. apartment starts declined from approximately 580,000 units at their mid-2022 peak to about 260,000 units in 2025.

Aurora continues to receive new supply. One 2026 market estimate put Aurora multifamily vacancy at 5.0%, average asking rent at approximately $1,584 per month, and annual asking-rent growth at 2.5%. The same estimate counted 566 units under construction in Aurora. The Chicago metro average asking rent is approximately $1,970 per month. These figures are third-party market estimates rather than company-reported operating results.
