NAI Hiffman Brokers 120,985-SF Prologis Lease to BDK Express in Bensenville

NAI Hiffman has arranged a full-building lease of a 120,985-square-foot industrial facility owned by Prologis in Bensenville, Illinois, to BDK Express, a trucking and logistics company, the firm announced Aug. 25, 2026.

The leased property, known as Prologis Bensenville Industrial Park 16, is located at 951–961 W. Thorndale Ave. in Bensenville, IL 60106. NAI Hiffman Vice President Paddy Dwyer, Executive Vice President Joe Bronson, and Associate Broker Patrick Clifford represented Prologis in the transaction.

Property and Location Details

The Class B distribution center features 24-foot clear heights, 20 dock doors, and 2 drive-in doors, along with an office component of approximately 15,030 square feet. The facility offers immediate access to Interstate 390, with additional connectivity to Illinois Route 83 and Interstates 290 and 355. Its proximity to O'Hare International Airport positions the building as a functional hub for regional and national logistics and distribution operations.

O'Hare Submarket Activity

The lease reflects broader momentum in the O'Hare industrial submarket. O'Hare led all Chicago-area submarkets in new-lease deal velocity during the second quarter of 2026, recording 37 transactions and approximately 1.8 million square feet of new leasing activity — more than double the 887,228 square feet recorded in the second quarter of 2025. First-half leasing in the submarket rose nearly 50% year over year, climbing from 1.82 million square feet to 2.7 million square feet. Vacancy in the submarket held at approximately 5% as of June 30.

Broader Chicago industrial market data points to continued leasing strength across the metro area. Chicago industrial vacancy stood at 4.5% in Q2 2026, with more than 10.6 million square feet of signed leases recorded in the quarter — the fourth consecutive quarter above 10 million square feet. Chicago-area industrial availability was reported at 8.6% in Q2 2026, with leasing activity of 15.4 million square feet, up 5.0% year over year. Through mid-year 2026, new leasing across the Chicago area totaled approximately 21.8 million square feet, up 11.1% year over year, with vacancy at 4.8%.
