National Healthcare Properties (Nasdaq: NHP) has acquired Sonata at Viera, a 200-unit, Class A seniors housing campus in Melbourne, Florida, in an all-cash transaction. JLL Capital Markets represented the seller, AEW Capital Management, in the deal. AgeWell Senior Living will remain as the third-party operator of the campus.

Full-Continuum Campus on Florida's Space Coast

Sonata at Viera comprises two Class A senior housing buildings offering a full continuum of care — independent living, assisted living and memory care — located at 3325 and 4206 Breslay Drive in the Viera master-planned community, a suburb of Melbourne on Florida's Space Coast.

The first building, Sonata Viera, is an 82-unit assisted living community delivered in 2013 and renovated in 2024–2025 to align with the newer adjacent building. It sits on a ground lease with the U.S. Government via the Department of Veterans Affairs. The second building, Sonata East at Viera, is a 118-unit independent living and memory care community completed in 2021. Sonata East encompasses approximately 133,000 square feet and includes 88 independent living apartments and 30 memory care units. Following its 2021 delivery, the building achieved a 12-month lease-up.

The combined campus is currently 98% occupied. Amenities across the campus include multiple dining venues, a resort-style pool, a fitness center, a salon and spa, a private cinema and a rooftop terrace. The property also includes seven acres of excess land that offer flexibility for future development.

VA Partnership and Demographic Tailwinds Drive Appeal

A key feature of the campus is its proximity to the VA Outpatient Clinic adjacent to the property. Sonata Viera's ground lease with the Department of Veterans Affairs supports a referral relationship that serves thousands of U.S. military veterans in the region.

The broader Viera market presents favorable demographic conditions for senior housing investment. The 10-mile primary market area is projected to see 25.2% growth in the population aged 75 and older over the next five years. Average net worth for seniors aged 75 and older in the area reaches $2.45 million. Viera itself is home to approximately 30,000 residents and 800 businesses, with growth driven in part by the space exploration, aviation, manufacturing and electronic engineering industries that have expanded along Florida's Space Coast over the past decade.

JLL's Seniors Housing Capital Markets team led the sales efforts on behalf of AEW Capital Management. The transaction was structured as an all-cash sale, with National Healthcare Properties acquiring the real estate while AgeWell Senior Living continues day-to-day operations of the campus as the third-party manager.

The Sonata at Viera transaction reflects continued institutional interest in stabilized, full-continuum senior housing assets in high-growth Sun Belt markets. The campus's near-full occupancy, its established operator relationship with AgeWell Senior Living, and its adjacency to a federal VA facility position it as a stabilized asset within National Healthcare Properties' senior housing portfolio. The deal adds a fully leased, two-building campus to NHP's holdings at a moment when senior housing fundamentals nationally have tightened, driven by an aging U.S. population and constrained new supply in many markets.

Florida's Space Coast, historically tied to NASA and the aerospace sector, has seen renewed population and economic growth over the past decade, adding to the region's appeal for senior housing operators and investors targeting affluent retiree demographics.
