Embassy Developments Limited has appointed Neel Virwani as Chief Business Officer, effective October 1, 2026, the company announced September 9. The appointment, approved by the company's board of directors and shareholders, places Virwani in charge of operations across North and West India, with a primary focus on the Mumbai Metropolitan Region and the National Capital Region.

Role and Responsibilities

As Chief Business Officer, Neel Virwani will be responsible for portfolio expansion, new business initiatives, and project structuring and execution across Embassy Developments Limited's owned and development management portfolio in the two regions. Virwani, a promoter at Embassy Group, has been associated with the group since April 2024, working across strategic planning, business development, and brand transformation. He has also been involved in evaluating new markets and expansion opportunities and has maintained involvement with the group's family office and investment activities.

Aditya Virwani, Managing Director of Embassy Developments Limited, said the appointment would support the company's next phase of growth. "As we scale EDL across Mumbai and expand into new markets, Neel's leadership will be important to our next phase of growth. His understanding of the business, combined with his perspective on markets and opportunities, will be invaluable as we build EDL into a pan-India real estate powerhouse and create long-term value for our shareholders and customers," Aditya Virwani said.

Growth Targets and Launch Pipeline

The appointment coincides with an ambitious set of financial targets for FY27. Embassy Developments Limited is targeting approximately ₹6,000 crore in pre-sales from owned developments and approximately ₹2,000 crore from development management projects. The company has an 11-project launch pipeline with a combined gross development value of approximately ₹19,800 crore across key markets.

That pipeline follows a sharp acceleration in sales activity. Pre-sales reached ₹4,631 crore in FY26, a 128% year-on-year increase from ₹2,031 crore in FY25. The fourth quarter of FY26 alone generated ₹2,632 crore in pre-sales. Collections in FY26 stood at approximately ₹1,673 crore, compared with ₹1,852 crore the prior year, reflecting a lag between booking momentum and cash inflows.

Despite the sales growth, FY26 financials showed pressure on the bottom line. The company reported a consolidated net loss of approximately ₹872.5 crore in FY26, compared with a net profit of approximately ₹193.6 crore in the prior year. Revenue from operations fell to approximately ₹1,731.8 crore from approximately ₹2,179.5 crore the year before.

Mumbai Expansion at the Center of Strategy

The Mumbai Metropolitan Region represents a significant portion of Embassy Developments Limited's near-term growth plans. Earlier in 2026, the company announced plans to invest approximately ₹4,500 crore across three flagship luxury residential projects in Worli, Juhu, and Alibaug, with a combined gross development value exceeding ₹12,000 crore and approximately 1.58 million square feet of RERA carpet area.

The Worli project, Embassy Citadel, is an ultra-luxury residential tower of approximately 1.0 million square feet of RERA carpet area with a gross development value exceeding ₹8,800 crore. A Juhu project carries a gross development value of approximately ₹3,000 crore across roughly 0.33 million square feet of RERA carpet area. A lifestyle and second-home project in Alibaug, with approximately 0.2 million square feet of RERA carpet area, carries a gross development value of approximately ₹400 crore.

Across its full portfolio, Embassy Developments Limited has communicated an estimated total gross development value of approximately ₹52,000 crore, spanning ongoing, upcoming, and planned developments, with an estimated project surplus of approximately ₹28,200 crore and a net operational cash margin of approximately 47.5%. Net debt stood at approximately ₹2,939 crore as of the second quarter of FY26, with a net debt-to-equity ratio of approximately 0.3x.
