The five-story, fully accessible building delivers 34 one-bedroom and 8 two-bedroom homes, with income targeting spread across three affordability tiers: 7 units at 30% of Area Median Income (AMI), 16 units at 50% AMI, and 19 units at 60% AMI. The income mix aligns with federal Low-Income Housing Tax Credit (LIHTC) targeting, with NEF serving as the equity partner in a structure consistent with LIHTC syndication.

Hillside Senior Apartments is located in Hillside, a near-west suburban community in Cook County. The development includes a community room with a kitchen, an outdoor terrace, a tenant lounge with internet access, an exercise room, central laundry, and indoor bicycle storage. New sidewalk connections link the property to the Village of Hillside's existing infrastructure, supporting pedestrian access to surrounding neighborhood services.
