Newmark Advises Martley Capital Group on 47,170-Square-Foot Flexible Workspace Agreement at Birmingham's Mailbox

Newmark has advised Martley Capital Group on a management agreement with flexible workspace operator Chadwick Flexspace Solutions covering 47,170 square feet at Mailbox, Birmingham — a transaction the parties describe as one of Birmingham's largest office deals by square footage in 2026 to date.

The agreement will see Chadwick Flexspace Solutions lease and operate a flexible workspace within the mixed-use Mailbox scheme, located at Commercial Street in Birmingham city centre. The space is set to reopen under the name Mailbox Business Centre in autumn 2026.

Deal Structure and Space Configuration

Under the management agreement, the fully fitted workspace will be brought back into operation with the majority of the existing fit-out and furniture retained and reused. The space will comprise a mix of open-plan and private offices, meeting rooms, collaborative breakout areas, kitchen facilities, and an external terrace.

Chadwick Flexspace Solutions Expands Birmingham Footprint

The Mailbox agreement expands Chadwick Flexspace Solutions' presence in Birmingham alongside its existing operations at Eleven Brindleyplace, located at 2 Brunswick Square, Birmingham. That 12-storey Grade A building offers private offices and flex suites ranging from one to 218 desks, with office sizes from approximately 484 to 1,915 square feet, marketed on fully inclusive, flexible terms.

Chadwick Flexspace Solutions said it is in discussions with prospective occupiers ahead of the centre's opening.

Mailbox Asset and Birmingham Office Market Context

The Mailbox is a mixed-use scheme spanning approximately 689,000 square feet of Grade A space across a 4.8-acre site in Birmingham city centre. The building features LG7-compliant LED lighting, exposed services with comfort cooling, 4.4-metre floor-to-ceiling heights, raised access floors, and a secure cycle hub. The 47,170-square-foot suite involved in this transaction sits toward the upper end of the building's typical floorplate range.

The deal arrives as Birmingham's prime office market faces constrained supply. Prime office vacancy in the city stands at 3.02%, with total vacant supply at 1.53 million square feet — equivalent to 8.6% of stock — and forward supply described as historically low. Annual office take-up has reached 651,507 square feet across 98 transactions, with major occupier commitments from firms including EY and Deloitte. Prime headline rents have risen to £52.00 per square foot, representing approximately 50% rental growth since 2020.
