Newmark Arranges $482.5 Million Construction Loan for The Stockman, Auberge Collection in Steamboat Springs

Newmark has arranged a $482.5 million construction loan on behalf of Stockman Development LLC, led by Marquee Development, to finance The Stockman, Auberge Collection, an ultra-luxury ski-in, ski-out mixed-use resort that recently broke ground in Steamboat Springs, Colorado, the firm announced Sept. 23.
GoldenTree Asset Management, a global, employee-owned asset management firm with approximately $70 billion in assets under management, provided the financing.
Deal Team and Structure
The Newmark team that arranged the financing included Co-President of Global Debt & Structured Finance Jordan Roeschlaub, Vice Chairman Nick Scribani, Managing Director Tyler Dumon, and Director Holden Witkoff.
The financing covers a nine-story building at 1965 Ski Time Square Drive at the base of Steamboat Ski Resort.
Project Overview: Residences, Hotel and Amenities
The Stockman will comprise 95 luxury branded residences and a 59-key hotel operated under the Auberge Resorts Collection, for a combined 154 units. The project is positioned as Steamboat Springs' first ultra-luxury branded ski-in/ski-out resort and residences development.
OZ Architecture is leading building design, with interiors by Nunzio Marc DeSantis Architects. Berkshire Hathaway is leading residential sales efforts. The hotel and residences are expected to be delivered simultaneously in 2030.
The resort's planned amenity program includes direct ski-in/ski-out access to Steamboat Mountain, spa and fitness facilities, a pool, multiple food and beverage offerings, an owners' lounge, dedicated ski locker storage, and private terraces. The design is intended to draw on Steamboat Springs' Western heritage while incorporating contemporary amenities and five-star hospitality.
Residence pricing has ranged from approximately $1.6 million at the entry level to $11.615 million for a four-bedroom, 3,100-square-foot unit. More than $90 million of residences went under contract within the first 60 days of the project's soft launch, including three signature Barn residences.
Market Context and Strategic Positioning
The Stockman is located at the base of Steamboat Ski Resort and is designed to provide direct access to the mountain's year-round recreational offerings, including skiing, hiking, mountain biking, and fishing. The development follows Alterra Mountain Company's $250 million "Full Steam Ahead" reinvestment program, which has upgraded Steamboat Resort and supported its positioning as a year-round destination.
The project's combination of a luxury hotel flag with for-sale residences is intended to diversify revenue: residential sales provide capital-event proceeds, while the hotel creates an operating asset and destination amenity base. The reported early presales provided evidence of buyer demand ahead of the construction financing close.
GoldenTree's participation is notable given that the loan is secured by a complex mixed-use resort with both hospitality and residential components still under construction, rather than a stabilized asset.
