Newmark Expands Italy Platform With Giuseppe Carone-Led Design and Project Management Unit

Newmark has launched a Strategic Design & Project Management (DPM) business line in Italy, the firm announced Sept. 17, 2026, adding a dedicated platform to support occupiers, investors and developers across the full life cycle of a real estate asset.

Giuseppe Carone joins Newmark as Head of Strategic Design & Project Management, Italy, leading the new unit alongside Laura Muccini, Business Development Manager, and Alessandro Viglietti, Technical Director. The team maintains a presence in Milan and Rome and will report to Silvio Sancilio, Managing Director of Newmark's Italy office.

A Full-Stack Advisory Model for Italy

The DPM launch marks the latest step in Newmark's build-out of its Italy operations, which began in early 2026 with the opening of a flagship Milan office focused on Capital Markets, Agency Leasing and Logistics. In March 2026, the firm added three Capital Markets vice presidents — Gaetano Imperato, Filippo Cavalieri and Gianluca Salè — covering office, living and broader investment sales across Milan and Rome. The addition of DPM extends that transaction-led foundation into strategic advisory, design and project delivery services through a single platform.

The new business line is structured to work alongside Newmark's Capital Markets and Leasing operations without being part of either, positioning it as an independent, cross-functional unit that connects real estate strategy, transactions and project delivery for investors, owners and occupiers.

"With this new business line, we significantly strengthen our ability to support investors and occupiers in Italy," said Luca de Ambrosis Ortigara, Executive Managing Director of Newmark's Italy office. "By combining Newmark's global platform with local market expertise, we can offer clients a more integrated approach that connects real estate strategy, transactions and project delivery."

Giuseppe Carone and the DPM Leadership Team

Giuseppe Carone brings experience spanning domestic and international markets in strategic design and project management. He joins Newmark from Innovate S.p.A., where as General Manager he led design and development of building projects and implemented engineering solutions to optimize building functionality and aesthetics. Prior to that role, he spent nearly 25 years as a partner at Italian architectural firm il Prisma.

"We bring something we see as strongly differentiating: the ability to support the client across the entire value chain, as a business line that works hand in hand with Capital Markets and Leasing without being part of either," Giuseppe Carone said. "Whether the client is an investor, owner or occupier, they can rely on a single platform and point of contact throughout the process."

Laura Muccini has built a career in consulting and business development across real estate, hospitality, luxury, innovation and strategic growth. She has spent the past decade consulting on real estate efforts across Italy, including at Innovate S.p.A. and Keys of Italy.

Alessandro Viglietti, an architect with a background in technical direction and project management, began his career in structural engineering with Amg Building before moving into renewable energy at Comitea Srl. He subsequently managed major international projects across Africa, the Middle East and Europe, founded technical firm AVS in Italy in 2019, and served as Technical Director at Innovate SpA beginning in 2024.

Italian Office Market Conditions Underpin the Launch

The DPM platform enters an Italian office market characterized by tight availability of high-quality space, particularly in Milan. Overall Milan office vacancy stood at approximately 9.4 to 9.7 percent in the first quarter of 2026, but Grade A vacancy in prime CBD submarkets such as Duomo and Porta Nuova fell to as low as 1.5 to 2 percent. First-quarter 2026 take-up in Milan came in around 66,000 to 70,000 square meters, a decline attributed largely to limited availability of Grade A and A-plus space rather than weak underlying demand. Those conditions create sustained pressure on occupiers and investors to optimize and reposition existing assets — the core use case for a project management and design advisory platform.

Newmark's Global Context

The Italy DPM launch fits into a broader Newmark strategy to deepen fee-based advisory and project services globally. For the twelve months ended June 30, 2026, Newmark generated revenues of more than $3.6 billion. Second-quarter 2026 total revenues reached $888.4 million, up 17.0 percent year-over-year, with year-to-date 2026 revenues of $1.735 billion, up 21.8 percent compared with $1.425 billion in the same period of 2025. Management services, servicing fees and other revenues — the category most closely aligned with advisory and project management streams — totaled $695.2 million in the first half of 2026, compared with $582.3 million in the prior-year period.

On Sept. 1, 2026, Newmark closed the acquisition of Altus Group's development advisory business, adding development-related advisory capability to its platform. As of June 30, 2026, Newmark and its business partners operated from over 195 offices with more than 10,000 professionals across four continents.
