NorthPoint Development Plans 4.7 Million-Square-Foot Airport South Industrial Park Near Sacramento Airport

NorthPoint Development has officially commenced design, engineering, and permitting for the backbone infrastructure of the Airport South Industrial Park, a 4.7-million-square-foot industrial campus located in Sacramento's Natomas submarket, the company announced Aug. 27, 2026. Infrastructure construction is targeted to begin by 2028.
Colliers has been awarded the exclusive leasing assignment for four industrial buildings totaling nearly 4 million square feet at the project on behalf of NorthPoint Development. The Colliers leasing team includes Mark Demetre, Michael Hoo, and Nathan Miller.
Project Scale and Site Details
Airport South spans 352 acres on the south side of the Metro Air Parkway interchange in Sacramento's Natomas submarket, situated adjacent to Sacramento International Airport. The project will include industrial warehouses, a hotel, several restaurants, and a gas station. The site is located south of Metro Air Parkway and west of Powerline Road, with access to Interstate 5, Interstate 80, and Highway 99.
City of Sacramento planning materials indicate entitlements for up to 6.6 million square feet of light industrial uses at the site, along with approximately 11 acres of highway commercial uses. NorthPoint's current program of 4.7 million square feet represents an initial phase of that broader entitlement. The Final Environmental Impact Report for the project was certified and a Notice of Determination filed in May 2025, following approval of a sphere of influence amendment by the Sacramento Local Agency Formation Commission.
NorthPoint already has an established presence in the Metro Air Park area, having previously delivered a building at 4905 Serna Drive in Sacramento — identified as NorthPoint at Metro Air Park, Building 8, totaling approximately 235,890 square feet — in 2024.
Development Strategy and Leasing Approach
NorthPoint is evaluating multiple development strategies for Airport South, including build-to-suit facilities, speculative development, and potential land sales to owner-users.

Sacramento Industrial Market Context
According to Colliers research, nine industrial projects are currently under construction across the Sacramento region, totaling 1.9 million square feet of new inventory and expanding the overall market by 1.1%. Only approximately four entitled sites in the Sacramento market can accommodate a single building of 1,000,000 square feet or larger, underscoring the scarcity of large-format development opportunities that Airport South is positioned to address.
Metro Air Park and the area adjacent to Sacramento International Airport have been a focal point of industrial development since 2020. The master-planned industrial district encompasses more than 1,320 developable acres and is directly served by the Metro Air Park/I-5 interchange.
Litigation and Regulatory Background
Despite receiving full entitlements and environmental clearance, Airport South faces three active lawsuits over environmental concerns. Opposition has centered on potential impacts to habitat, nearby residential neighborhoods, and a school located immediately south of the project site. The City of Sacramento and Sacramento LAFCo, which served as co-lead agencies on the environmental review, certified the EIR and approved the annexation and entitlements, and NorthPoint is proceeding with infrastructure planning while litigation remains pending.
