Northwell Health Leases 30,000 SF at Station Yards as Tritec Real Estate Launches $175M Phase 2C in Ronkonkoma

Northwell Health has signed a lease for 30,000 square feet of medical office space at Station Yards in Ronkonkoma, New York, anchoring the next phase of Tritec Real Estate Company Company's $1.3 billion mixed-use redevelopment directly across from the Ronkonkoma Long Island Rail Road station, the companies announced July 13.

The health system will occupy the ground floor of one of three new five-story buildings planned for Phase 2C of Station Yards, where it intends to establish a multi-disciplinary practice facility. Northwell Health is now the largest commercial tenant to lease space at Station Yards to date.

Phase 2C: 285 Apartments and a Healthcare Anchor

Tritec Real Estate Company has begun demolition on the 6.72-acre Phase 2C development site, bordered by Union Avenue and Carroll Avenue in Ronkonkoma. The new phase will deliver 285 apartments across three five-story buildings in addition to the Northwell Health medical office space. The investment for Phase 2C is estimated at $175 million, according to Tritec.

The buildings were designed by Marc Spector of Woodbury-based Spector Companies. Construction is expected to begin this fall, with an estimated build schedule of approximately 18 months.

Project Context

Station Yards is a transit-oriented development positioned directly adjacent to the Ronkonkoma LIRR hub in Suffolk County, Long Island. The broader project, which Tritec Real Estate Company is master developing, carries a total planned investment of $1.3 billion.

By adding Northwell Health as a ground-floor anchor tenant in Phase 2C, Tritec Real Estate Company is introducing a healthcare occupant into what has been primarily a residential-led development. The lease positions the project to generate consistent daytime foot traffic that can support the retail and restaurant tenants already operating at Station Yards.
