Oxford Properties Group has fully leased its James Snow Business Park industrial campus in Milton, Ontario, anchoring the milestone with a roughly 1.1 million square foot lease with ID Logistics Canada — a deal the firm describes as the largest speculative industrial lease ever completed in Canada and among the largest industrial leases on record in the country.

The lease, signed at 10725 Louis St. Laurent Avenue, combines with a separate approximately 300,000 square foot lease with another logistics company to bring the four-building, approximately 1.55 million square foot campus to 100% occupancy, Oxford Properties Group announced.

A Record Lease in Canada's Industrial Real Estate Market

The transaction at James Snow Business Park marks a significant moment for Canada's industrial real estate sector. ID Logistics Canada, a third-party logistics provider, will occupy the park's largest building, with the lease representing the single largest speculative industrial commitment ever recorded in the country, according to Oxford Properties Group.

Oxford Properties Group developed James Snow Business Park speculatively on a 246-acre greenfield site in Milton, one of Canada's fastest-growing municipalities, to address what the firm characterized as an undersupply of logistics infrastructure.

The current four-building phase represents the first stage of a larger development vision. Oxford Properties Group has outlined a master plan for James Snow Business Park that envisions approximately 3.3 million square feet across 14 buildings at full build-out, positioning the campus as one of the GTA's significant logistics nodes.

The park incorporates large-scale rooftop solar infrastructure, outdoor amenity spaces, and a trail network. Oxford Properties Group stated that the development included preservation and enhancement of natural heritage features on the site, carried out in collaboration with multiple stakeholders.

Oxford Properties Group's North American industrial platform has grown to manage more than 55 million square feet of industrial space, according to the firm. Oxford Properties Group described the full lease-up as further evidence of its ability to attract global logistics platforms seeking scale through well-located assets.
