Patron Capital and INBRIGHT Portugal Expand Brose Sitech Lease to 24,000 SQM at Quinta da Marquesa in Palmela

Patron Capital and INBRIGHT Portugal have signed a long-term lease with automotive seating and components supplier Brose Sitech for 13,000 square meters of warehouse and office space at Quinta da Marquesa, a light industrial estate in Palmela within the Greater Lisbon metropolitan area, the firms announced July 22, 2026.

The new agreement expands Brose Sitech's presence at the estate — where it has been an occupier since 2024 — to a total of 24,000 sqm, making it the anchor tenant at the 26,000 sqm property. With a single tenant now occupying nearly the entire estate, Quinta da Marquesa is effectively controlled by one anchor manufacturer, a configuration that carries implications for income stability and asset valuation.

Deal Advances €100 Million Portuguese Portfolio Target

The lease represents a significant milestone in the joint venture's strategy to build a dedicated €100 million light industrial and logistics investment platform in Portugal. Patron Capital and INBRIGHT Portugal acquired Quinta da Marquesa in 2025 and have since implemented a comprehensive improvement program targeting BREEAM In-Use certification, with upgrades to energy efficiency, workspace quality and operational performance.

The estate comprises 12 loading bays and has direct motorway access via the A2 and A12, connecting Palmela to Lisbon, Setúbal and the broader Iberian road network. Financial terms of the lease, including rent and lease duration, were not disclosed.

Jonatas Szkurnik, Senior Partner and Investment Director at Patron Capital, said the transaction confirms continued demand from international occupiers for modern, well-located industrial space in Portugal. "The combination of Palmela's position within the European automotive supply chain and the growing imperative to build supply chain resilience close to end markets supports our conviction in this market. Quinta da Marquesa is exactly the kind of asset that benefits from these structural dynamics," Szkurnik said.

Christoph Gumlich, Managing Partner at INBRIGHT Portugal, attributed the expansion to close collaboration with the tenant. "Brose Sitech's decision to more than double its footprint at Quinta da Marquesa is a direct result of the trust we have built through close, hands-on collaboration on site. When space requirements changed quickly, we were able to respond. Our priority is to stay close to our occupiers, understand how their operational needs evolve and adapt the asset accordingly," Gumlich said.

Palmela's Automotive Cluster Drives Occupier Demand

Quinta da Marquesa sits near the Volkswagen Autoeuropa plant in Palmela, described as Portugal's largest industrial employer and one of Europe's most significant automotive production facilities. Autoeuropa is currently expanding its operations, with new production programs that include the Volkswagen ID.1 electric vehicle.

Brose Sitech's decision to expand its warehouse and office footprint adjacent to Autoeuropa reflects a supplier-park logic common in automotive manufacturing: locating Tier-1 component suppliers in close physical proximity to an original equipment manufacturer reduces transport costs for bulky seating components, supports just-in-time delivery and limits exposure to cross-border supply chain disruptions.

The firms noted that recent supply chain disruptions — including pandemic-related logistics bottlenecks, geopolitical events and extreme weather impacts — have reinforced demand for additional capacity and more adaptable industrial space close to end markets. The lease is presented as part of a broader trend in which manufacturers are placing greater emphasis on supply chain resilience and operational flexibility.

Portugal's Industrial Market Draws Institutional Capital

Portugal has attracted growing attention from institutional industrial investors, supported by its geographic position, skilled workforce and established industrial base. AIP, Portugal's trade and investment agency, has highlighted the country's competitive industrial ecosystem and its expanding role as a hub for export-oriented and advanced manufacturing within Europe. The Lisbon and Setúbal regions, in particular, benefit from established industrial clusters and strong transport infrastructure.

The Patron Capital–INBRIGHT joint venture is building investment platforms in both Portugal and Germany. In Germany, the program targets a portfolio exceeding €500 million, also focused on light industrial and last-mile logistics assets. Across both markets, the strategy centers on acquiring existing assets, repositioning them through ESG improvements and capital expenditure, and building long-term investment platforms through active asset management.
