LISBON, June 24, 2026Patron Capital and its partner INBRIGHT Portugal have signed a 15-year lease agreement with a Portuguese public sector entity at Alto Business Park in Vila Franca de Xira, the firms announced. The lease covers approximately 8,100 square meters of warehouse and office space at the light industrial park, which sits along the A1 motorway northwest of Lisbon.

Deal Details and Asset Profile

Alto Business Park comprises approximately 16,259 square meters of flexible light industrial space organized as a multi-building compound with warehouse, office and parking infrastructure. The park is situated within what the firms describe as one of the most established light industrial submarkets in the Greater Lisbon area, forming part of a consolidated industrial cluster that serves both national and international occupiers.

The newly signed 15-year agreement with the public sector entity covers approximately 8,100 square meters of the park's total space. Alongside that transaction, three existing tenants — Block Control, FDS Beauty and JB Material Sanitário — have extended their leases, which the firms said underscores tenant retention and occupancy stability across the park.

Patron Capital and INBRIGHT Portugal acquired Alto Business Park approximately one year before the lease announcement. Since that acquisition, the joint venture has implemented what it describes as a structured asset management strategy centered on ESG-led refurbishment, targeted building upgrades and long-term repositioning for multi-tenant use.

Executives Comment on the Transaction

Jonatas Szkurnik, Senior Partner and Investment Director at Patron Capital, said Portugal "continues to stand out as one of the most attractive investment markets in Europe, supported by strong economic fundamentals and compelling opportunities within the existing real estate stock." He described Alto Business Park as representative of the type of asset the firm targets: "well-located, operationally resilient and offering significant potential for long-term value creation through active management."

Christoph Gumlich, Managing Partner at INBRIGHT Portugal, said the agreement "reflects the effectiveness of our structured approach to upgrading the property and implementing targeted ESG measures." Gumlich added that INBRIGHT "actively drives asset performance through hands-on property and asset management — translating evolving occupier requirements into concrete, value-enhancing improvements and a future-proof positioning of the asset."

Joint Venture Platform and Broader Strategy

The lease is part of a broader platform strategy that Patron Capital and INBRIGHT are building across Portugal and Germany, with a combined focus on light industrial and last-mile logistics assets. The joint venture has set portfolio targets of €100 million in Portugal and more than €500 million in Germany. Across both markets, the stated strategy is to acquire well-located existing assets, reposition them through ESG improvements and capital expenditure, and build long-term investment platforms through active asset management.

INBRIGHT, founded in 2020, has initiated projects with a total investment volume of more than €520 million and approximately 310,000 square meters of rental space across Germany and Portugal. The firm employs 30 professionals focused on light industrial and logistics development, management and transformation.

Patron Capital represents approximately €5.5 billion of capital raised across funds and related co-investments. Since its founding in 1999, the firm has undertaken more than 200 transactions across 117 investments and programs involving over 9 million square meters in 17 countries. Its investor base includes sovereign wealth funds, universities, major institutions and private foundations in North America, Europe, Asia and the Middle East.
