Periskop Development Sells Mixed-Use Neighborhood Site in Stahnsdorf to MAXAR AG

Periskop Partners has sold the approximately 51,700 m² "20 Morgen Stahnsdorf" site in Stahnsdorf, Germany, to Berlin-based MAXAR AG on behalf of the property owner, the firm announced. Construction is slated to begin in 2027. The purchase price was not disclosed.

A Mixed-Use Neighborhood Spanning Residential, Commercial, and Social Uses

The site, located at Güterfelder Damm 87–91 on a former Deutsche Telekom property, was developed into a sustainable mixed-use neighborhood concept in close cooperation with the municipality of Stahnsdorf. Plans call for approximately 60,000 m² of gross floor area, encompassing roughly 350 residential units — comprising multifamily buildings and townhouses — alongside space for medical facilities, senior care, co-working, food and beverage concepts, and creative studios.

The design integrates three existing buildings and preserves the site's mature tree population. The project will also feature green spaces and a sustainability-focused energy concept combining photovoltaic systems with energy-efficient construction, targeting the KfW 40 NH QNG standard — currently the highest funding tier offered by KfW. Planning is scheduled for completion later in 2026.

MAXAR AG Acquires Site in Southwest Berlin Region

MAXAR AG, headquartered in Berlin, will advance the project through its next development phase. Stahnsdorf is a municipality bordering Kleinmachnow, considered one of the more desirable residential locations in the southwest Berlin area. The site benefits from proximity to schools, retail amenities, and medical services, as well as connectivity to Berlin, Potsdam, and Berlin Brandenburg Airport.

"We are building on the concept developed by Periskop Development and the municipality and are now moving the neighborhood into its next development phase."

Project Background

Periskop Development worked alongside the municipality of Stahnsdorf to shape the mixed-use neighborhood concept prior to the sale. The residential component comprises approximately 350 units across multifamily buildings and townhouses. The commercial and social uses are intended to complement the residential program. The project targets the KfW 40 NH QNG standard, which the source describes as the highest funding tier currently offered by KfW for energy-efficient new construction.

MAXAR AG is expected to move forward with construction beginning in 2027, pending completion of planning later this year.
