Priddy Spaces Brings Venture X to Grover Corlew's Mayla Pompano in 20,000-Square-Foot Office Lease

Grover Corlew has signed Venture One Pompano Beach, operated by Priddy Spaces, to a lease covering more than 20,000 square feet at 2335 E. Atlantic Blvd. in Pompano Beach, Florida, the developer announced Aug. 6. The flexible workspace operator will occupy the building's second, third and newly expanded fourth floors as part of the ongoing transformation of the company's Mayla Pompano mixed-use development along East Atlantic Boulevard.

Lease Details and Planned Build-Out

Upon completion, the Venture X location at Mayla Pompano is planned to include 85 private offices, four meeting rooms, collaborative workspace, a hospitality-inspired reception and lounge area, premium amenities and an outdoor balcony overlooking the Atlantic Ocean. The space is part of a significant renovation of the 2335 E. Atlantic Blvd. office building, which also recently welcomed restaurant tenant Calaveras Cantina.

The Mayla Pompano mixed-use development spans approximately four acres and includes the adjacent luxury residential community as well as office buildings at 2335 and 2401 E. Atlantic Blvd. Grover Corlew said additional retail, dining and lifestyle tenant announcements are expected as the company continues activating the property.

An Expanding Relationship Between Grover Corlew and Priddy Spaces

The Pompano Beach lease is not the first collaboration between the two companies. Venture X also occupies space at Grover Corlew's Palmetto Central office campus in Boca Raton, deepening an existing operator-landlord relationship across South Florida markets.

Venture X members at the property will have walkable access to Calaveras Cantina and other retail tenants within the development, as well as nearby amenities including Publix, fitness studios and the beach.

The flexible workspace model is well-suited to renovated office product, where a mix of private offices, meeting rooms and shared amenities can serve smaller occupiers and hybrid-work users who may not require traditional long-term, single-tenant leases. Venture X's planned program at Mayla Pompano — anchored by private offices and hospitality-driven common areas with ocean views — positions the location toward the higher-end segment of the coworking market.
