Primus Immobilien AG has marked a milestone in its development pipeline, officially launching construction on arrive westend, a 305-unit rental apartment project in Berlin. The construction start follows the firm's initial go-ahead at the beginning of the year with the awarding of earthworks and specialist civil engineering contracts, and is now anchored by a newly concluded general contractor agreement with Berlin-based Schrobsdorff Bau AG.

Structural works are expected to begin at the end of May 2026, with full delivery of the 305 rental apartments targeted by 2028. The project represents the second construction start under Primus Immobilien AG's arrive residential brand, a joint development platform operated in partnership with Greystar.

General Contractor Agreement and Development Structure

Schrobsdorff Bau AG has been appointed to handle the planning and turnkey construction of the arrive westend development. The Berlin-based firm was selected through a tender process that emphasized early involvement and partnership-based collaboration — a partnering model that Primus Immobilien AG has adopted for this development.

"We are pleased to have appointed Schrobsdorff Bau AG as general contractor for our 'arrive westend' development," said Christian Mühlens, Head of Development at Primus Immobilien AG. "The company brings the necessary experience and delivery capability required for a project of this scale. Once again, Primus placed particular emphasis during the tender process on early involvement and partnership-based collaboration within a partnering model during the planning phase."

Justin Schrobsdorff, Executive Board Member of the Schrobsdorff Group, noted that pre-construction phases are already underway. "We are convinced by the client's 'arrive' concept, as we believe it offers an innovative and forward-looking approach to the rental housing market. Projects of this scale are part of our core business and are routinely delivered by us. For 'arrive westend', we began with the pre-construction phase and have already implemented key steps in the project preparation. We look forward to working with Primus Immobilien AG and to delivering another construction project in Berlin."

Arrive Platform Expands Across Berlin

The arrive westend development is part of a broader expansion of Primus Immobilien AG's rental housing platform across Berlin's inner-city districts. The arrive brand now encompasses more than 2,300 apartments across multiple sites, with construction already underway on a project in Pankow. Additional projects in Kreuzberg, Prenzlauer Berg, Schöneberg, and Treptow are currently in the planning phase.

"Alongside the expansion of our rental housing platform, our focus is on operational excellence and the reliable delivery of the projects recently acquired," said Sebastian Fischer, CEO and Shareholder of Primus Immobilien AG. "We are therefore all the more pleased to have secured Schrobsdorff Bau AG, a long-established Berlin-based company, as a local general contractor and to now begin construction on another rental housing project. Our new rental housing brand 'arrive' now comprises more than 2,300 apartments. We are deliberately focusing on attractive locations in Berlin's inner city and creating housing where rental markets are particularly strained."

Project Features and Design Pillars

The arrive westend project is structured around four central pillars: health and wellbeing, technology, community, and sustainability. The development will incorporate resource-efficient building materials, green roof terraces, smart metering systems, and digital access concepts. Shared amenity areas for fitness, co-working, and urban gardening are planned to support resident interaction, and an in-house gym is included as a standard component across all arrive projects.
