Qualitas Closes Inaugural Sustainable Subscription Line for QDCI Fund

SYDNEY, June 15, 2026Qualitas (ASX: QAL), an ASX-listed alternative real estate investment manager, has closed its first sustainable fund finance transaction, embedding a use-of-proceeds (UOP) sub-limit within the senior secured subscription line facility for its Qualitas Diversified Credit Investments (QDCI) fund, the firm announced Sunday.

The transaction ties fund-level capital directly to qualifying green and social loan deployments within the QDCI portfolio.

Transaction Structure and Lending Group

MUFG Bank, Ltd. acted as Sole Sustainability Co-ordinator and Mandated Lead Arranger and Bookrunner, leading both the structuring of the UOP sub-limit and the broader syndication process. The transaction also expanded the lending group to include Westpac and Crédit Agricole, broadening the banking syndicate supporting the facility.

The deal was established as part of a broader refinance and upsize of the existing subscription line. The UOP sub-limit is aligned with Qualitas' updated Sustainable Finance Framework, which the firm revised in March 2026 with reference to the Asia Pacific Loan Market Association (APLMA) Green Loan Principles (2025) and Social Loan Principles (2025). The Framework has received a Second Party Opinion from DNV Australia, an independent sustainable finance verification and assurance provider.

Eligible uses of proceeds under the sub-limit include green buildings, building retrofits, and affordable and social housing within the QDCI portfolio.

Transaction Details

The total facility size was not disclosed. The structure supports fund capital to be deployed towards qualifying green and social loans within the QDCI portfolio. By operationalising the Framework, the transaction is intended to enhance transparency, accountability, and ESG reporting, while providing flexibility for Qualitas to scale sustainable investment activity over time.

Mark Fischer, Global Head of Real Estate and Co-Founder at Qualitas, said the transaction reflects a deliberate integration of sustainable finance across the firm's funds management platform.
