Quarterra has welcomed its first residents at ARCA Apartments, a five-story, 356-unit luxury multifamily community in the Spring Valley neighborhood of southwest Las Vegas, the firm announced June 9. The opening marks a lease-up milestone for the multifamily development firm and represents its first project in Las Vegas and second in Nevada.

Project Overview and Development Details

ARCA is a boutique mid-rise offering studios, one-bedroom, and two-bedroom floor plans ranging from 707 to 1,320 square feet across 356 apartment homes. The community earned Green Globes Certification, reflecting what Quarterra described as a commitment to sustainable development practices during construction. Development costs, rent ranges, a stabilization timeline, and financing details have not been disclosed.

"We're excited to welcome our first residents and proud to introduce this exceptional living experience to Las Vegas," said Tyler Wood, Quarterra's Senior Director of Development for Las Vegas. "ARCA offers a refined residential retreat with its own reserved atmosphere, yet positions residents to embrace the opportunities of the city or embark into nature. Our resort-inspired amenities cater to a contemporary lifestyle, while our location encourages connectivity with the neighborhood, city and region."

The community's design draws on an authentic southwest aesthetic, featuring desert landscaping, meandering pathways, and curated courtyards and gathering spaces. In-home technology includes smart locks, smart thermostats, electronic access control, and ButterflyMX intercom systems.

Location and Connectivity in the Las Vegas Market

ARCA's Spring Valley location positions residents within reach of several major Las Vegas destinations. The Las Vegas Strip, the Summerlin area, and Red Rock Canyon are all described as accessible from the site. Major entertainment and sports venues — including T-Mobile Arena, Allegiant Stadium, and the South Point Arena and Equestrian Center — are nearby, as are retail destinations such as Town Square Las Vegas and Downtown Summerlin.

The surrounding area also includes a range of dining, entertainment, and cultural options, with proximity to the UnCommons Farmers Market, Fresh52 Farmers and Artisan Market, the Summerlin Festival of Arts, and the Spring Valley Library Spring Fair. Regional transit routes — including Route 212 (Sunset), Route 120 (Fort Apache/Rampart), and Route 121 (Durango/Buffalo) — serve the area.

Amenity Package

ARCA's amenity offering includes a resort-style pool with a luxury pool deck and private cabanas, a dedicated dog park, a resident clubhouse and social lounge, a fitness center with a pilates studio, a game room, a picnic terrace, a 24-hour package locker system, bike storage, rentable storage units, and high-speed Wi-Fi throughout the property.
