(Jersey City, NJ) — April 22, 2026Real Capital Solutions (RCS), in partnership with Lamar Companies, has completed the acquisition of 30 Montgomery, a 16-story, 368,049-square-foot Class A office tower situated in Jersey City's Exchange Place submarket along the Hudson Waterfront. The transaction marks RCS's entry into the Jersey City office market and brings the firm's total capital deployed in the current market cycle to $560.5 million across 12 office properties nationwide.

Financial terms of the transaction were not disclosed.

Acquisition Targets Repriced Asset in Transit-Rich Submarket

30 Montgomery is currently 61% leased to tenants including Bluevine Capital, Wayste (Sourgum), Asset Based Lending, and Outcomes Matter Innovations. The property has received more than $30 million in prior capital investment covering lobby upgrades, façade improvements, building systems, and common area renovations. Its flexible floor plates and smaller suite configurations are positioned to serve professional services and growth-oriented companies, according to the firms.

The building offers direct access to the Exchange Place PATH station, ferry terminals, and regional transit, providing connectivity to Manhattan and the broader metropolitan area. RCS cited the property's transit access and the continued residential growth in Jersey City as factors supporting the investment thesis.

"This is exactly where we want to be investing right now," said Adam Abeln, Chief Acquisitions Officer at Real Capital Solutions. "Assets like 30 Montgomery are being repriced due to capital markets, not fundamentals. That creates an opportunity to step in at a basis where execution drives returns."

Frank Maresca, Executive Vice President of Lamar Companies, echoed that view. "30 Montgomery fits squarely within our focus on well-located assets with near-term leasing upside," Maresca said. "With the capital already invested and the right execution plan, we see a clear path to creating value."

Second RCS–Lamar Office Deal in Seven Months

The 30 Montgomery acquisition is the second office transaction completed between Real Capital Solutions and Lamar Companies in the past seven months, reflecting a continued partnership between the two firms in pursuing office investment opportunities.

The deal aligns with RCS's stated strategy of acquiring office assets at a reset basis amid broader market dislocation. The Jersey City transaction represents RCS's 12th office property acquisition in the current market cycle and its first in the Jersey City market.
