Realterm Acquires Industrial Outdoor Storage Facility in Allentown, Pennsylvania
ALLENTOWN, Pa. — December 12, 2025 — Realterm announced the acquisition of a 4.2-acre industrial outdoor storage (IOS) facility at 925 N Godfrey Street in Allentown, Pennsylvania. The property is fully leased to Student Transportation of America Inc., a provider of student transportation services.
Details of the Acquisition
The property includes a 27,407-square-foot warehouse and 3.6 acres of industrial outdoor storage space. It features four loading doors, six drive-in doors, and ample parking to support fleet maintenance and logistics operations. The site is located 1.9 miles from Route 22 and 5.5 miles from Interstate 78, providing access to the Lehigh Valley and nearby metropolitan areas.

Arnie Capute, vice president of investments for Realterm’s East Region, said industrial outdoor storage continues to present investment opportunities in supply-constrained markets such as Allentown. “Transportation users like STA require maintenance facilities located near their customer base to effectively service their fleets,” Capute said in the company’s announcement.
Stephen Panos, managing director and senior fund manager at Realterm, said the acquisition strengthens the firm’s position in transportation-advantaged logistics real estate as demand for last-mile and fleet-support facilities grows.

The transaction was completed with JLL’s Industrial Capital Markets team, represented by Ryan Cottone and John Plower. Financial terms of the deal were undisclosed.
