SUFFOLK, Va. — June 2, 2026Rockefeller Group and Matan Companies have broken ground on Building 3 at Port 460 Logistics Center in Suffolk, Virginia, the firms announced. The 1,048,711-square-foot Class A distribution center will be the largest building at the 5.1-million-square-foot industrial park and is targeted for completion in Q1 2027.

"With dirt moving and the pad being poured on the largest building planned for Port 460, Matan and Rockefeller Group are hitting an important milestone on the project," said JP Matan, Director of Leasing, Matan Companies. "We have already been approached by some of the top users in the market who are looking for more than 1 million square feet. With this construction start, a tenant can expect to take occupancy next Spring."

Building 3 at Port 460

Building 3 will be the largest facility within Port 460's Phase I program, which is designed to deliver 2.4 million square feet of industrial space across five buildings. Rockefeller Group and Matan Companies originally broke ground on Port 460 in September 2024.

Two earlier buildings at the park are completed and available for lease or sale. Building 1 totals 339,150 square feet and Building 2 totals 246,490 square feet. JLL's Brian Devlin, Todd Hughes, Kris Kennedy, and Gregg Christofferson are handling leasing at Port 460.

A. Duie Pyle at Port 460

Earlier this year, A. Duie Pyle, a 101-year-old family-owned provider of integrated transportation and distribution solutions, purchased a 43-acre development site at Port 460 Logistics Center and began construction on a 420,000-square-foot industrial building that will include both a distribution center and an LTL Service Center.

Joint Venture Structure and Phase II Plans

Port 460 is being developed through a joint venture partnership that includes Mitsubishi Estate, Chuo Nittochi, and Taisei USA LLC alongside Rockefeller Group and Matan Companies.

Phase I of the master-planned logistics park is designed to deliver 2.4 million square feet across five buildings. A second phase totaling 2.7 million square feet will follow after the completion of Phase I.

Leasing and Project Information

JLL's leasing team — Brian Devlin, Todd Hughes, Kris Kennedy, and Gregg Christofferson — is marketing available space at Port 460. Buildings 1 and 2, which are completed and available for lease or sale at a combined 585,640 square feet, represent near-term options for tenants while Building 3 advances toward its Q1 2027 delivery target.
