S2 Capital, the industrial real estate portfolio company of S2 Capital, has acquired a 31-building, 589,022-square-foot multi-tenant industrial park in southeast Fort Worth, Texas, the firm announced July 6. The campus, located at 5721 E. Rosedale Street along the Loop 820 corridor, will be rebranded as Panther City Industrial Park — a name the company says reflects the property's Fort Worth roots and its place within S2 Industrial's expanding Dallas-Fort Worth footprint. Financial terms of the transaction were not disclosed.

Asset Profile and Submarket Position

Panther City Industrial Park is a shallow-bay, multi-tenant campus positioned as an infill asset in southeast Fort Worth. The property's location along Loop 820 provides direct connectivity to Interstates 20, 30, and 35W, placing it within what S2 Industrial describes as "one of the DFW metroplex's most active industrial corridors — a submarket defined by constrained supply, strong tenant demand, and limited competing new deliveries."

Exterior renovations across the park's common areas and building facades were completed by prior ownership prior to the sale, giving S2 Industrial a foundation from which to pursue its value-add business plan. The firm's strategy will center on directing capital toward upgrading suite interiors and executing a targeted leasing effort to drive occupancy higher, according to the announcement.

On-site property management will be handled by Fort Management, S2 Industrial's dedicated property management platform, which the firm says will provide local presence and hands-on execution from the outset.

Founded in 2024 and headquartered in Dallas, S2 Industrial operates as a fully integrated platform spanning acquisitions, capital markets, construction, asset management, and property management. The firm currently manages more than 8.5 million square feet of industrial assets and pursues opportunistic, value-add, credit, and core-plus investment strategies across the Sun Belt.

The company characterized the Fort Worth acquisition as the product of accelerating platform momentum. Recent equity partnerships have enabled S2 Industrial to continue pursuing shallow-bay infill opportunities across the Sun Belt, and new senior acquisitions talent has expanded the team's geographic reach, according to the announcement. The firm also noted that Panther City Industrial Park is a signal of what lies ahead for the platform's acquisition pipeline.

The deal extends S2 Industrial's presence in the DFW market, where the firm has been building scale through a combination of acquisitions, capital partnerships, and operational infrastructure.
