Sagard Real Estate Completes 331,700-SF Industrial Warehouse Development in Staten Island

STATEN ISLAND, N.Y. — Sagard Real Estate has completed construction of One Nassau Place, a 331,700-square-foot industrial warehouse facility in Staten Island that the developer says is currently the largest available new construction single-story warehouse in New York City, the firm announced April 21, 2026.

Cushman & Wakefield has been appointed exclusive leasing agent for the property. The leasing team consists of Bill Waxman, David Gheriani, Rico Murtha, and Helen Paul.

Property Specifications

The facility at One Nassau Place features 36-foot clear ceiling heights, 60 loading docks, two drive-in doors, and 174 parking spaces. The property is fully sprinklered with an ESFR system and is designed to accommodate single- or multi-tenant industrial users.

The property is situated one block from the Arthur Kill train station and in close proximity to major transportation infrastructure, including the Outerbridge Crossing, Port Newark/Elizabeth, and Newark Liberty International Airport.

Leasing and Availability

One Nassau Place is currently available for lease. Cushman & Wakefield's Bill Waxman, David Gheriani, Rico Murtha, and Helen Paul are handling leasing on behalf of the landlord. No lease transactions have been announced as of the time of publication.
