SEGRO Breaks Ground on 722,000 Sq Ft Speculative Logistics Warehouse at Northampton Logistics Park

SEGRO has commenced construction of a 722,000 sq ft logistics warehouse at SEGRO Logistics Park Northampton, the company announced Sept. 17, marking another major milestone in the buildout of one of the UK's largest consented logistics schemes.

The speculative facility will sit on a 34-acre plot adjacent to Junction 15 of the M1, approximately four miles from Northampton. With this unit underway, nearly two-thirds of the park's total 5 million sq ft of consented logistics space will be either completed or under construction. Completion is targeted for early summer 2027.

Facility Specifications and Sustainability Targets

The warehouse is configured as a cross-dock facility with approximately 110 dock doors and 8 level-access doors, two 55-metre service yards, and 18-metre clear height — a specification designed for high-volume, fast-turnaround distribution operations. The building will also provide 3.5 MVA of secured power, supporting automation, robotics and other energy-intensive operations.

The development includes more than 28,000 sq ft of flexible office space and 10,000 sq ft of amenity space. On the sustainability front, the project is targeting BREEAM 'Outstanding' — the highest available rating — supported by rooftop photovoltaic panels, air-source heat pumps and rainwater harvesting systems.

The facility is being marketed as Unit 6 at SEGRO Logistics Park Northampton, with a gross internal area of approximately 722,539 sq ft at the postcode NN7 2QA in Courteenhall, Northampton.

Park Context: A Campus Reaching Critical Mass

SEGRO Logistics Park Northampton is already home to two major occupiers. An Amazon fulfilment centre is operational on site, occupying a 2.3 million sq ft distribution facility. A 1.2 million sq ft distribution facility let to Yusen Logistics is due to become operational later this year. A further unit of approximately 326,000 sq ft is being actively marketed, and additional consented plots are available for future development.

A key differentiator for the park is its on-site Strategic Rail Freight Interchange, operated by Maritime Transport. The terminal, which required more than £80 million in investment, connects directly to the West Coast Main Line via the Northampton loop. It has capacity for the UK's longest and heaviest freight trains, up to 16 services per day, and container storage for more than 2,500 TEU. The interchange enables occupiers to move goods efficiently between the park and major ports and logistics hubs across the country, including services connecting DP World Southampton to the site.

The park's location within the UK logistics "Golden Triangle" — broadly defined by the M1, M6 and A14 corridors — provides national north-south road access alongside the rail connectivity. More than 500,000 people live within a 30-minute drive of the site, supporting occupier recruitment needs.

Market Demand Underpins Speculative Start

SEGRO cited data from DTRE showing that take-up of big-box logistics space in the UK totalled 16.8 million sq ft in the first half of 2026, a figure 19% above the post-Covid average. That demand backdrop, combined with the park's infrastructure and location credentials, underpins the decision to commence construction on a speculative basis.
