SEGRO Starts Construction on Phase 12A at SEGRO Park Düsseldorf Süd, Adding 15,000 Sq M of Light Industrial Space

SEGRO has broken ground on Phase 12A at SEGRO Park Düsseldorf Süd, the company announced July 17, 2026, adding two new industrial buildings that will deliver 15,000 square meters of lettable light industrial space to one of its largest urban industrial parks in Germany.

The development will create 12 units ranging in size from 1,000 to 1,500 square meters, each combining warehouse, office and ancillary accommodation. Completion is scheduled for the third quarter of 2027. Upon delivery, total lettable space at SEGRO Park Düsseldorf Süd will expand from approximately 92,000 square meters to 107,000 square meters.

Responding to Sustained Demand for Flexible Urban Industrial Space

SEGRO described Phase 12A as a direct response to strong and ongoing demand for modern, sustainable light industrial units in the Düsseldorf market. The park currently hosts approximately 40 companies across around 92,000 square meters of lettable space.

SEGRO also cited leasing momentum at a separate Düsseldorf asset as evidence of market depth. At SEGRO Park Düsseldorf Flingern, which completed in January 2026, only one unit remains available, according to the company.

"Demand for flexible light industrial parks in well-connected urban locations remains strong. The new units will provide modern, efficient and sustainable accommodation for businesses seeking high-quality premises while benefiting from close proximity to customers, employees and major transport links."

The units have been designed to offer flexibility and are targeted at service providers, trade businesses, and companies with light manufacturing or logistics operations.

ESG Specifications and DGNB Platinum Target

Phase 12A is being designed and constructed in line with modern ESG standards. Sustainability features include an EG40 energy efficiency standard, rooftop photovoltaic systems, heat pumps, green roofs on the office buildings, green façades and electric vehicle charging infrastructure. The development is targeting DGNB Platinum certification.

Location and Transport Connectivity

SEGRO Park Düsseldorf Süd is located close to Düsseldorf city centre and sits on the site of the former Feldmühle paper mill, which SEGRO has redeveloped into a modern urban business park.

The site benefits from proximity to several major transport corridors. The B228 trunk road is approximately two kilometers away, while the A46 and A59 motorways are both within three kilometers. Düsseldorf Central Station is around 10 kilometers from the park, and Düsseldorf Airport is approximately 30 kilometers away.
