Sixth Street Acquires Park Hyatt Beaver Creek Resort & Spa for $176 Million in Hospitality Real Estate Deal

Global investment firm Sixth Street has acquired the Park Hyatt Beaver Creek Resort & Spa, a 193-key luxury mountain resort in Beaver Creek Village, Colorado, for $176 million, the firm announced May 27, 2026. The hospitality real estate transaction was completed in partnership with Riller Capital, with the seller being Braemar Hotels & Resorts (NYSE: BHR).
The deal values the ski-in/ski-out resort at approximately $912,000 per key. Financing for the acquisition was provided by Starwood Property Trust.
Property Overview and Recent Capital Investment
Located at the base of Beaver Creek Mountain in Beaver Creek Village, the Park Hyatt Beaver Creek Resort & Spa offers direct ski access and immediate proximity to the village's restaurants, boutiques, and performing arts center. The full-service resort features multiple food and beverage venues, a full-service spa, a fitness center, a heated outdoor pool and hot tubs, and approximately 50,000 square feet of meeting and event space.
All 193 guest rooms and suites underwent a full renovation in 2025 ahead of the acquisition.
The property carries the Park Hyatt flag, Hyatt's luxury brand tier, which Sixth Street cited as a factor in its investment thesis.

Sixth Street's real estate platform invests directly in properties and provides solutions across the capital structure — including equity, preferred equity, and debt — spanning asset classes that include hospitality, residential, office, industrial, retail, data centers, and other specialized sectors.
Seller Background
Braemar Hotels & Resorts is a real estate investment trust focused on the luxury hotel and resort sector, targeting assets that generate revenue per available room at least twice the U.S. national average. The company is externally advised by Ashford Hospitality Advisors LLC.
Transaction Advisors and Financing
Sixth Street was advised by Latham & Watkins and Brownstein Hyatt Farber Schreck on legal matters, and by Eastdil Secured on the transaction. CBRE served as advisor to Braemar Hotels & Resorts. Starwood Property Trust provided the debt financing for the acquisition.
