LAS VEGAS — Southern Land Company has launched pre-leasing for 612 luxury apartments across two communities in downtown Las Vegas, the national real estate development firm announced June 11, 2026.

The two communities — Capella at Symphony Park and Lupo Notte — together account for more than 600 combined units added to downtown Las Vegas's rental inventory, with an additional 272 units described as on the way, according to the announcement. Southern Land Company is offering move-in specials at both properties, including weeks of free rent.

Downtown Las Vegas Development Targets Urban Renters

The pre-leasing launch is part of a broader residential effort in downtown Las Vegas, where Southern Land Company is targeting professionals relocating to the city, medical and hospitality workers, empty nesters, and others seeking a walkable urban lifestyle. The firm's announcement emphasized the projects' alignment with efforts to bring more rental options to walkable downtown areas.

Southern Land Company noted the projects had been conceptually in the works for years before the developer entered the Las Vegas market. The firm is a national developer with a portfolio spanning multifamily and mixed-use projects.

Southern Land Company's Strategy in Las Vegas

By targeting healthcare workers, hospitality employees, and professionals — core downtown employment groups — Southern Land Company is positioning Capella at Symphony Park and Lupo Notte to compete on lifestyle and location. The emphasis on walkability reflects the developer's stated goal of supporting downtown Las Vegas as a residential submarket.

The presence of move-in incentives at both communities indicates the developer is offering concessions as part of its leasing strategy. Absorption pace and occupancy stabilization will be key metrics to watch as the two communities move through their lease-up periods.
