Southern Land Company Plans 1,271-Acre Golf Community in Chatham Park, North Carolina
Southern Land Company, a Nashville, Tennessee-based real estate developer, is planning a 1,271-acre master-planned community and private golf club within Chatham Park outside Pittsboro, North Carolina, according to a Sept. 21, 2026 announcement.
The community will include an 18-hole golf course, a nine-hole short course and training and practice facilities. All golf facilities are being designed by golf course architect Tom Fazio.
Southern Land Company Project Details
The project sits in Chatham Park, roughly 30 miles from Raleigh. Southern Land Company is a vertically integrated developer of single-family, multifamily and mixed-use communities. The planned community is a residential and golf development built around the private club.
The project remains in the planning and visioning phase. A club name, clubhouse design, construction timetable and course opening date have not been announced.
The planned community is placed within Chatham Park's South Village, where broader plans include approximately 250 homes, commercial space, parks and a hotel. The 250-home figure applies to the wider South Village planning and is not a confirmed unit count for the Southern Land Company project.
Chatham Park Context
Chatham Park's master plan covers approximately 8,500 acres and includes residential neighborhoods, commercial districts, parks, trails and community amenities. More than 2,000 acres are planned for parks and open space, along with more than 60 miles of trails.
The Southern Land Company project joins other large-scale plans for the development. Disney has also announced plans for its Asteria community in Chatham Park.
Golf Course Design and Market Positioning
Fazio Golf Design's involvement places the project in the private-club and luxury residential category. The combination of an 18-hole course, a short course and practice facilities points to a club-oriented model rather than a single golf amenity.
The project also gives Southern Land Company an entry into the Raleigh metropolitan area. Chatham Park's scale and multi-decade development horizon provide a master-planning framework for a large phased project.
Outlook
Entitlements, infrastructure delivery and market demand for golf-oriented housing will influence the pace of development as the project advances from planning.
