Southern Nevada Regional Housing Authority and The Michaels Organization Open 121-Unit Gholson Landing Affordable Community in Las Vegas

The Southern Nevada Regional Housing Authority and The Michaels Organization on Sept. 22, 2026, marked the opening of Gholson Landing, a 121-unit affordable multifamily community at 2601 Sunrise Ave. in Las Vegas. The development, built at a total cost of approximately $32 million, serves households earning between 30% and 80% of area median income and was already nearly 80% leased within months of completion.
Project Details and Financing
Gholson Landing offers one- to four-bedroom apartments ranging from 600 to 1,300 square feet. Community amenities include a clubhouse with kitchen, fitness center, computer lab and playground. Financing for the development combined federal low-income housing tax credits with American Rescue Plan Act funding administered through Nevada's Home Means Nevada Initiative. At approximately $32 million for 121 units, the development cost translates to roughly $264,500 per unit — a figure that reflects the elevated construction, financing and operating costs that have made public subsidies and tax-credit equity increasingly central to affordable housing feasibility.
Congresswoman Dina Titus noted her role in securing federal support for the project. "With 121 units and numerous state-of-the-art amenities like a fitness center and computer lounge, residents have the resources they need to feel at home," Titus said. "I am proud to have helped secure over $23 million in federal funding for this special project."
A Name Honoring Public Housing Leadership
The community is named for Thomas Gholson, who served as Deputy Executive Director of the Las Vegas Housing Authority from 1990 to 1996 — the predecessor agency to the Southern Nevada Regional Housing Authority. Gholson, who once lived in public housing himself, is credited with launching programs including an apprenticeship initiative that trained public housing residents in job development skills, a Late-Night Basketball program promoting youth collaboration and voter registration, and co-founding Community Peace, which brought together law enforcement, media, attorneys, community leaders and tenants to develop solutions for marginalized residents in Las Vegas.
"I am truly humbled and grateful to have this building bear my name," Gholson said. "The years I spent here shaped me in ways I carry every day — the relationships built, the challenges met, and the purpose we shared together made this more than a workplace. It became a place where I grew, contributed, and belonged. I hope that everyone who walks through these doors feels that same sense of belonging and possibility."
Lewis Jordan, Executive Director of the Southern Nevada Regional Housing Authority, said the opening reflects the agency's broader commitment to addressing the region's housing shortage. "Every new home we bring online helps address our region's critical housing shortage while providing residents with the stability they need to build brighter futures," Jordan said. "It is especially meaningful that this community bears the name of Thomas Gholson, whose life and career demonstrated that affordable housing is about more than providing a roof over someone's head — it's about empowering people, strengthening neighborhoods, and opening doors to opportunity."
Las Vegas Mayor Shelley Berkley also commented on the opening. "The need in our communities for housing is great and the team at the Housing Authority continues to bring new options to our residents," Berkley said.
Michaels-SNRHA Pipeline and Development Strategy
Gholson Landing is part of a continuing development partnership between the Southern Nevada Regional Housing Authority and The Michaels Organization. The two parties broke ground in March 2025 on both Gholson Landing and a companion project, Beals-Henderson Pointe, located at 5901 W. Duncan Drive in Las Vegas. Together, the two developments were announced as delivering 201 affordable apartments; Beals-Henderson Pointe, an 80-unit community, opened in July 2026, placing both properties into operation within the same year.

Las Vegas Affordable Housing in a Shifting Multifamily Market
Gholson Landing's opening comes as Las Vegas's broader multifamily market faces supply-driven pressure. Approximately 3,366 conventional units came online in the Las Vegas metro over the 12 months ending in the second quarter of 2026, while net absorption totaled only 1,327 units over the same period. Metro-wide vacancy rose to 10.79%, and average asking rents declined 2.25% year over year to $1,472.95 per unit. Stabilized-property occupancy stood at 92.6% in June 2026, down 90 basis points year over year, with concessions averaging approximately one month of free rent across the conventional market.
Affordable housing developments such as Gholson Landing occupy a distinct segment from the conventional supply reflected in those figures. The property's tax-credit structure restricts rents for households that may not be served by new market-rate construction, while the 30%-to-80%-of-AMI income targeting spans several affordability bands. The community's nearly 80% lease-up shortly after completion indicates early demand, though the figure reflects initial leasing activity at a newly delivered, income-restricted asset rather than stabilized occupancy comparable to metro-wide metrics.
The Southern Nevada Regional Housing Authority was established on Jan. 1, 2010, through the consolidation of the Las Vegas Housing Authority, the Housing Authority of Clark County and the North Las Vegas Housing Authority.
