The Michaels Organization has acquired 8 ½ Canal Street, a 160-unit student housing community serving Virginia Commonwealth University in Richmond, Va., the firm announced Oct. 19, 2026. Michaels Management will assume management of the community.

The property is located at 8 ½ West Canal Street, within walking distance of the center of VCU's Monroe Park Campus, according to the announcement.

Michaels Organization Adds Richmond Student Housing Asset

"We are delighted to welcome this high-quality asset into our student living portfolio," said Kevin Gates, Senior Vice President of Capital & Transactions Management at The Michaels Organization. "This amenity-rich community offers the University's growing enrollment an off-campus housing option designed specifically for students."

The acquisition adds a purpose-built student housing community to the firm's student living portfolio. By assuming management through Michaels Management, the firm takes direct control of leasing, resident services and day-to-day operations at the property.

Property Details: 160 Apartments and 540 Beds

8 ½ Canal Street comprises 160 apartment homes and 540 beds, or roughly 3.4 beds per apartment. The community offers fully furnished one-, two-, three- and four-bedroom apartment homes, with private bedrooms and bathrooms and in-unit conveniences.

The property totals 285,000 square feet in a single six-story residential building constructed over two levels of parking. It was completed in August 2011 and sits less than half a mile from the center of VCU's Monroe Park campus.

Amenities include:

  • A 24-hour Academic Success Center with iMac computers and complimentary printing
  • A 24-hour fitness center and dedicated yoga studio
  • A recreation center with billiards, ping-pong, foosball, arcade games and a TV lounge
  • Open-air courtyard lounges and outdoor gathering areas
  • Barbecue grills and a half-court basketball area
  • A community kitchen and coffee bar
  • High-speed internet and Wi-Fi throughout the community
  • Two levels of secure covered parking

Michaels said Michaels Management will bring its operational expertise and resident-focused approach to support both academic success and the living experience at the property.

VCU Enrollment and Off-Campus Housing Demand

VCU enrolls approximately 30,000 students, and about 27% of them live on campus, leaving most students reliant on off-campus housing. Demand is concentrated in the neighborhoods around the Monroe Park campus, where proximity, furnished units and per-bedroom leasing are factors in the local student housing market.

VCU is also adding on-campus supply. The university has begun construction on a new West Grace Street residence hall expected to provide 985 beds. Students have faced lease gaps, limited availability and competition for housing near campus.

Richmond is regarded as a relatively affordable Mid-Atlantic market with rental demand near VCU and a diversified employment base.

Outlook for Michaels Management in Richmond

With 540 beds, 8 ½ Canal Street gives The Michaels Organization exposure to the annual student leasing cycle at VCU. The property, completed in 2011, offers a purpose-built, amenity-oriented product within walking distance of campus. How the community performs will depend in part on the balance between continuing off-campus demand and the additional on-campus beds VCU has planned.
