Stream Realty Partners Breaks Ground on 858,000-SF Industrial Real Estate Development in North Houston

HOUSTON — Core5 Industrial Partners has broken ground on Core5 Logistics Center at Airtex (C5LC at Airtex), a two-building, Class A industrial real estate development totaling more than 858,000 square feet in Houston's North submarket. Stream Realty Partners, a national commercial real estate firm, announced the groundbreaking on May 27, 2026. The project, located at 20320 and 20440 West Hardy Road, is scheduled to deliver in the first quarter of 2027.
A Large-Format Industrial Development in a Land-Constrained Corridor
The North Houston industrial submarket currently has nearly 5.9 million square feet of industrial real estate under construction across 21 buildings, according to the announcement. However, the majority of those projects range between 130,000 and 250,000 square feet. C5LC at Airtex stands apart as one of the only developments currently underway offering space between 200,000 and 300,000 square feet, while also delivering a cross-dock building exceeding 600,000 square feet — a combination that positions the project to address a notable gap in large-format availability within the submarket.
The site offers approximately 4,000 feet of frontage along the Hardy Toll Road and provides direct access to the Hardy Toll Road, Interstate 45, and Beltway 8. The project is located just west of George Bush Intercontinental Airport.

Building Specifications and Real Estate Development Program
The real estate development comprises two Class A industrial buildings with distinct configurations designed to serve a range of distribution and manufacturing users.
Building 1 will total 245,574 square feet and feature a front-load configuration with a 32-foot clear height, 49 dock-high doors, two drive-in doors, a 185-foot truck court depth, auto and trailer parking, and an ESFR sprinkler system.
Building 2 will total 613,208 square feet and feature a cross-dock configuration with a 40-foot clear height, 124 dock-high doors, four drive-in doors, a 185-foot truck court depth, auto and trailer parking, and an ESFR sprinkler system.
Together, the two buildings total 858,782 square feet of Class A industrial space.
Stream Realty Partners Leads Leasing Assignment
Stream Realty Partners has been awarded the leasing assignment for C5LC at Airtex. The leasing team is led by Executive Vice President Garret Geaccone, Senior Vice President Boone Smith, and Associate Wilson Kelsey.
