Stream Realty Partners Completes 144,567 Square Feet of Leasing at Trammell Crow Center in Dallas Arts District

Stream Realty Partners has announced 144,567 square feet of signed office leases at Trammell Crow Residential, a 50-story, 1.2 million-square-foot mixed-use tower located at 2001 Ross Avenue in Dallas' Arts District, the firm said June 24. The leasing activity, completed over the past eight months, brings the building to 92% occupancy and encompasses both new tenant absorption and long-term renewals.

Leasing Breakdown: New Tenants and Renewals

Of the 144,567 square feet of total signed leases, 75,522 square feet represent new tenant absorption and 69,045 square feet represent renewals. Stream's landlord representation team — led by Doug Jones, Managing Director of Texas Office Services, along with Senior Vice Presidents Marissa Parkin and Chase Lopez — handled the transactions on behalf of ownership.

The largest single new lease is a full-floor commitment of 27,990 square feet with an undisclosed tenant described as one of the world's largest financial services institutions. Additional new leases include 17,043 square feet with Ahmad, Zavitsanos & Mensing PLLC and 9,291 square feet with Crowell & Moring LLP, further adding to the building's concentration of legal tenants.

Gibson Dunn expanded its presence at the property by an additional 10,669 square feet, bringing its total footprint to 89,879 square feet. On the renewal side, Stream Realty Partners executed a long-term renewal for 44,578 square feet, and FTI Consulting renewed 15,373 square feet.

Amenities and Location

Trammell Crow Center is owned by Regent Properties and has undergone renovation and repositioning. The tower's amenity package includes a 9,000-square-foot athletic club, a 9,000-square-foot conference center, 1.4 acres of outdoor gathering space, a tenant lounge, more than a dozen on-site dining options, and additional services such as concierge, shoeshine, and car wash.

The property's location in the Arts District places it within walking distance of Klyde Warren Park, the adjacent JW Marriott Dallas Arts District, and a range of dining and retail destinations, while also providing proximity to Uptown Dallas.
